WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
DISTRICT lying and being in-the. near Greenport, in the Town of Southold, County of Suffolk
1000 and State of New York.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

SCHEDULE A
DEED FROM ROBERT G. MELROSE
TO JAMES I. MELROSE AND VIRGINIA R. MELROSE

ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being near Greenport, in the Town of Southold, County of Suffolk
and State of New York and bounded and described as follows:
BEGINNING at a point on the southerly line of a proposed 50 foot
highway to be known as "Robinson Road", 170. 0 feet easterly along
said southerly line from the westerly line of said "Robinson
Road" , and from said point of beginning of the premises running
along said southerly line of "Robinson Road", 2 courses as
follows:
(1) North 58 degrees 35 minutes 20 seconds East, 86.90 feet;
(2) North 42 degrees 54 minutes 10 seconds East, 13 . 57 feet;
thence along land now or formerly of Dorman South 34 degrees 57
minutes 20 seconds East 120 feet to ordinary high water mark of
Sterling Basin; thence southwesterly along said high water mark,
on a tie-line course and distance of South 29 degrees 38 minutes
30 seconds West 110.70 feet to land now or formerly of Powell;
thence along said land, North 34 degrees 57 minutes 20 seconds
West, 170 feet to the southerly line of "Robinson Road" at the
point or place of beginning.
TOGETHER with a non-exclusive right-of-way over said "Robinson
Road" from the northwesterly corner of the premises easterly and
then northerly about 400 feet to Champlin Place, and easterly and
northerly to Champlin Place.
BEING AND INTENDED TO BE the same premises as conveyed to the
party of the first part by deed from Curtis J. Davis, dated June
11, 1969, and recorded at the office of the Clerk of the County
of Suffolk on June 13 , 1969, in Liber 6565 at Page 440.
