the parties of the first part and,in the following proportions as tenants in common,
Anne Lawrence, Patricia Hentschel, and John C. Orr as Trustees of Trust
#2 under the Last Will and Testament of Barbara A. Byrnes, c/o Natiss
& Ferenzo, 277 Willis Avenue, Roslyn Heights, New York 50%; and Anne
Lawrence residing at 110 Soundview Terrace 18 .75%, Northport, NY,
Patricia Hentschel residing at 35 Magnolia Drive, Rocky Point, NY
18 . 75%, Mary E. Nugent residing at 1851 West 5th Street apt 1R,
Brooklyn, NY 6. 25%; Jane Kiewra residing at 16 Hillside Avenue,
Northport, NY 6. 25%, individually
parties of the second part.
WITNESSETH,that the party of the first part,by virtue of the power and authority given in and by said Last Will and Testament,and in
consideration of ONE HUNDRED SEVENTY FIVE THOUSAND(y175,000.00)DOLLARS and other good consideration,paid by the party of
the second part,does hereby grant and release upon the party of the second part,the heirs successors and assigns of the parties of the second part
forever.
ALL that certain plot or parcel of land,with buildings and improvements thereon erected,situate,lying and being near Greenport,in the
Town of Southold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a point on the westerly side of a private road distant
157 . 58 feet northerly, as measured along the westerly side of the
private road from the intersection of same with the northerly side of
Manhanset Avenue and from said point of the beginning, running thence
along land now or formerly of Cos and Pfeffer South 84 degrees 50
minutes 50 seconds West, 227.72 feet to land now or formerly of Raynor;
running thence along said last mentioned land North 5 degrees, 09
minutes, 10 seconds West 200 feet; running thence along said other land
now or formerly of Grzesik, North 84 degrees, 50 minutes 50 seconds
East, 227. 72 feet to the westerly side of said private road, South 5
degrees, 09 minutes 10 seconds East, 200 feet to the point or place of
the BEGINNING
TOGETHER WITH a right of way to and from the premises above described
to Manhasset or Manhanset Avenue.
BEING AND INTENDED TO BE the same premises conveyed to the decedent,
Barbara A Byrnes the party of the first part herein by deeds bearing
dates the 31st day of October 1975, and the 9th day of June 1978 and
duly recorded in the Office of the Clerk of the County of Suffolk on
the in Liber 07940 of Deeds at Page 0065 and Liber 8446 of Deeds at
Page 581 respectively, and designated as District 1000 Sec. 043 .00 Blk.
02 . 00 lots 001. 00 and 002 . 00 on the tax map of Suffolk County
TOGETHER with all right, title and interest,if any, of the party of the first part in and to any streets and toads abutting the above described
premises to the center lines thereof; TOGETHER with the appurtenances,and also all the estate which the said decedent had at the time of the
decedent's death in said premises,and also the estate therein,which party of the first part has or has power to convey or dispose of,whether
individually,or by virtue of said will or otherwise;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been

.AND the party of the first pari, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying
I he cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word "party"shall be construed as if to read "parties"whenever the sense of this indenture so requires.
