CONKLIN late of Suffolk County (File No. 28OA94) who died intestate on the 17th day of September nineteen hundred and eighty-nine party of the first part, and GLENN S. FEAVEL, residing at 605 Seawood Drive, Southold, New York 11971 party of the second part, WITNESSETH, that whereas letters of administration were issued to the party of the first part by the Surrogate's Court , Suffolk County, New York on April 27, 1994 and by virtue of the power and authority given by Article 11 of the Estates, Powers and Trusts Law, and in consideration of SixTl'-SEVEN -THOuSAND AND 00/1006($67,00MO) paid by the party of the second part, does hereby grant and release unto the party of the second part, the distributees or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, 1}n'ng and beingin the Town of Southold, County of Suffolk, State of New York, bounded and described as follows: ? BEGINNING at a point on the Southerly line of Middle Road (C.R. 48) , at the i Northeasterly corner of land now or formerly of Sidney D. Cymbalsky, said point being distant easterly 548.85 feet as measured along same from the intersection of the easterly side of Queens Lane with the southerly side of Middle Road (C.R. 48) , being the Northwesterly corner of the premises herein described; RUNNING THENCE Easterly along said Southerly line of Middle Road, North 55 degrees 01 minutes 50 seconds East 396.02 feet, to land of the Village of Greenport; RUNNING THENCE along said lands South 03 degrees 39 minutes 30 seconds East 433.69 feet to lands now or formerly of Sidney Cymbalsky; RUNNING THENCE along said lands the following two (2) courses and distances: 1) North 75 degrees 21 minutes 40 seconds West 263.28 feet; 2) North 34 degrees 58 minutes 50 seconds West 170.00 feet to the southerly side of Middle Road (C.R. 48) at the point or place of BEGINNING. TOGETHER with au right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of decedent's death in said premises, and also the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ- ually, or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the distributees or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been-incumbered in any way whatever, except as aforesaid. Subject to the trust fund provisions of section thirteen of the Lien Law. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
