THIS INDENTURE, made the 25th day of May nineteen hundred and ninety-four
BETWEEN PETER DeSANCTIS and CLAIRE DeSANCTIS, his wife, both residing

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being bmWm East of the Village of Greenport, Town of Southold, County of
Suffolk and-State of New York, bounded and described as follows:
a BEGINNING at a concrete monument set on the easterly line of Inlet Lane,
300.00 feet southerly along said easterly line from its intersection with
the southerly line of Manhanset Avenue, being the northwesterly corner of
land of Walter Mills; from the said point of beginning running northerly along
said easterly line of Inlet Lane, 100.00 feet to a concrete monument and land
of Straussner; thence easterly along said land of Straussner, being at an
angle of ninety degrees with said easterly line, 320 feet, more or less, to
the high water line of Gull Pond Inlet; thence southwesterly along said high
water line of Gull Pond Inlet, 140 feet, more or less, to said land of Walter
Mills; thence westerly along said land of Walter Mills, being parallel with the
northerly line of the premises herein described, 220 feet, more or less, to the
point of BEGINNING.
TOGETHER with the right, title and interest of the party of the first part
in and to the waters and land under the waters of Gull Pond Inlet to the
center line thereof adjacent to the above-described property.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part herein by deed dated April 30, 1986 and recorded in the Office of the
Suffolk County Clerk , by deed dated April 30, 1986.
Said Premises also being known as 380 Inlet Lane, Greenport, NY 11944
Dis. 1000, Section 043.00, Block 05.00, lot 002.000
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and tD said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the sane for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the s arse of this indenture so requires.
