Strang, Co-Chairman; Robert I Brown, Co-Chairman Herbert Ernst, Southold; Ron McGreevy, Mattituck Nicholas J. Planamento, Southold Also present were Bruno Semon of the Planning Board Staff, Marie Beninati of Beninati Real Estate, Henry and Stephanie Bremer of Bremer's Deli, Pat Moore for Malon Project and Moore Project MOVED by Robert Brown and seconded by Herbert Ernst, it was RESOLVED to accept the minutes of the January 25, 2005 meeting. Vote of the Committee: Ayes All. Whitaker }louse (Main Road, Southold) SCTM# 1000-61-1-5 The applicant submitted drawings for the restoration of the existing "Historic Building" for use as first floor offices with second floor apartments. The clapboard siding will be light grey in color with white trim, black shutters and red doors. It was noted that the original character of the building is being accurately maintained And has been reviewed and approved by New York State Historical agencies. MOVED by Robert Brown and seconded by Herbert Ernst, it was RESOLVED to defer to the previously secured State Historical approvals with the following conditions: Catalogue cuts of all pole and building mounted lighting must be submitted to the committee for review and approval Location of HVAC equipment must be located and shown with proper screen planting Vote of the Committee: Ayes, Garrett A. Strang, Robert Brown, Herbert Ernst, Ron McGreevy Abstentions, Nick Planamento Applicants are reminded that deviations from approved drawings without the review and approval of the Architectural Review Committee will cause rescission of the original approval and may negatively impact securing the Certificate of Occupancy. Bremer's Deli (Main Road, Mattituck) SCTM# 1000-142-2-22 Originally submitted Aug3, 2004 and held over for a ZBA determination, the applicant submitted additional information for the reconstruction of a previously existing deli. The siding will be cedar clapboard with a natural finish. All windows, doors and trim will be white. The roofing will be Certainteed Seal King shingle "Moire Black" in color. Cingular Wireless (C.R.48, Cutchogue) SCTM# 1000-96-1-19.1 The Committee reviewed the application and determined that there were no architectural features requiring comment or approval. Strang and seconded by Robert Brown, Vote of the Committee: Ayes All Island Health (Central Ave., Fishers Island) SCTM# 1000-6-6-20.7 The committee reviewed the drawings submitted by the applicant as well as a written report from the Fishers Island Committee member regarding architectural features details and finishes. MOVED by Garrett Strang and seconded by Herbert Ernst, it was RESOLVED to accept the application as submitted. Cutchogue Business Center(Cox Lane & Oregon Road, Cntchogue) SCTM# 1000-83-3-4.6 Originally submitted Aug.3, 2004 and held open for submittal of additional information. MOVED by Nick Planamento and seconded by Herbert Ernst, it was RESOLVED to accept the location of the roof vents however all outstanding items from the August 3, 2004 meeting must be submitted for review and final approval. Vote of the Committee: Ayes All(Robert Brown absent) Albertson Marine(Main Road, Southold) SCTM# 1000-56-3-13.4 MOVED by Garrett Strang and seconded by Herbert Ernst, it was RESOLVED to table discussion on the revised submittal until the next meeting so as to have a better representation of the committee members as well as the applicant's agent present. Vote of the Committee: Ayes All(Robert Brown absent) ARC meeting March 3, 2005 Page three Malon Project(Main Road, Cutchogue) SCTM# 1000-97-5-4.5 Ms. Moore, agent for the applicant, submitted a rendering and letter from the project architect outlining the materials, colors and details proposed to be used. MOVED by Ron McGreevy and seconded by Nick Planamento, it was RESOLVED to grant conditional approval based on the following: Materials, colors and details will be as per the architects rendering and letter dated February 4, 2005. There will be no building mounted signage and ground mounted sign will be white background with black letters. There will be no building mounted exterior lighting Inasmuch as recessed soffit lighting will be used Pole mounted light fixture will be as submitted HVAC equipment will be high efficiency with no visible chimney stacks and all ground mounted equipment must be shown with proper screen planting Any plumbing roof penetrations will be copper clad or a color to match the roofing and located north of the main roof ridge Vote of the Committee: Ayes All(Robert Brown absent) Applicants are reminded that deviations from approved drawings without the review and approval of the Architectural Review Committee will cause rescission of the original approval and may negatively impact securing the Certificate of Occupancy. Moore Law Office(Main Road, Southold) SCTM# 1000-70-2-8 Ms. Moore as the applicant submitted drawings and described an addition to her office building for the purpose of increased office space and accessory apartments. It was noted that the proposed addition was in keeping with the architectural style of the existing building. She noted that the new roofing would match the existing, except the carport will have a green ribbed steel roof. All roof penetrations would be on the north side of the ridge and any I-IVAC equipment would also be on the north side of the building with proper screen planting. The link between the existing building and accessory apartment is proposed to be sided with cedar left natural or stained white with white trim. The siding on the accessory apartment is proposed to be vinyl. All building mounted lighting is to match existing. There will be no changes to the site and building mounted signage. MOVED by Nick Planamento and seconded by Herbert Ernst, it was RESOLVED to grant conditional preliminary approval based on the following: All of the final material, finish and color selections will be submitted to the committee in writing or be shown on the final drawings. Serious consideration will be given to an alternate siding material for the accessory apartment (ie. natural wood or cement board) so as to be compatible with the remainder of the building.
