HomeMy WebLinkAbout08/18/2005SOUTHOLD TOWN ARCHITECTURAL REVIEW C .O, ,M~/IITTEE August 18. 2005.. ~x The ARC met at the Town~i~4:00 p.m. Members present were Architects Glynis Berry and Ural Talgat, Co- Chairmen Sanford Hanauer and Robert Keith, James Grathwohl, Historic Preservation Commission as well as Herbert Ernest, Nicholas J. Planamento and Ronald McGreevy. Also present were Bruno Semon and Denise Heyse of the Planning Board Staff, Martin Kosmynka for North Fork Self Storage, Ronnie Hill for Cutchogue Business Center and BCB Realty Holding Company, William Gorman for Hellenic Snack Bar and Dr. Michael Catapano for the Catapano Dairy Farm. MOVED by Herbert Ernest and seconded by Sanford Hanauer, it was RESOLVED, after an amendment to eliminate references to landscaping in the Cutchogue Business Center approval and noting that other changes would be incorporated in the minutes of this meeting, to APPROVE the minutes of the meeting of June 23, 2005. Vote of the Committee: Ayes All. NORTH FORK SELF STORAGE (Count5.- Road 48, 370 feet east of Depot Lane - Cntchogue) SCTM# 1000-96-1-1.4 After a discussion of the feasibility of implementing the Committee's recommendations of June 23 and agreement to move the garage doors facing south, remove the light from the sign facing Route 48, add a ground sign at the entrance, plant a clump of drought resistant shrubs to break the x.5ew of BuilcFmg 5 and a review of the entrance fence and catalogue cuts of the exterior lighting, it was MOVED by Glynis Beny and seconded by Herbert Ernest to APPROVE the APPLICATION as otherwise submitted. Vote of the Committee: ayes all The Conunitlee reconunends to the Planning Board that cedars and olives be planted in the buffer areas. Ural Talgat will be able to suggest other drought resistant sba'ubs. ,applicants are rem'reded that deviations fi~om approved drawings without thc review and approval of the ,~chitectural Review Committee will cause recission of the original approval and may negatively impact securing the Cerffficate of Occupancy. CATAPANO DAIRY FARM (33705 North Road - Peconic) SCTM# 1000-74-2-12.2 Moved by Herbert Emest and by Sanford Hanaucr, it was RESOLVED to APPROVE the proposed sign in FULFILLMENT of the final CONDITION.. Vote of the Committee: Ayes All. Applicants are reminded that deviations from approved drawings without thc approval of the .~'chitectural Review Committee will cause recission of the original approval and naa5' negatively impact upon securing the Certificate of' Occupancy. BCB REALTY HOLDING CORPORATION (74825 Main Road - Greennport) SCTM# 1000-45-4-8-3 Moved by Herbert Ernest and seconded by Ron McGreevey, it was RESOLVED to APPROVE the APPLICATION with the CONI)ITIONS that the dimensions and lighting of the street sign and locations and design of entrance and e,'dt signs be submitted lbr approval. The Planning Board is asked to note a c[~scussion of' natural lighting for the lmllway of the apartments by sk.wlights or dormers that cotfld result in a design change and that it al)pears that oum,'ard opening doors of the office/residential building could block the sidewalk. HELLENIC SNACK BAR (Route 25 - East Marion) SCTM# 1000-35-2-14 Regrettably', the Committee continued to have difficul .ty in reconciling the elevations, floor plan and site plan, seeing presumed inconsistencies between them. The applicant is asked to label the elevations and floor plans (showing the windows on thc latter), provide compass dkecfions and check the plans for accuracy. The :&RC also requests drawings of the three elevations of the pa¥ilion wiIh details of pilasters, fascia and the retaining system for the hurricane shutters (the latter also on any othm' new windows); also a drawing of the detail of the railing of the handicap ramp. The Planning Board is asked to note that the entry sequence from the par ~king to all building entrances needs to be re-examined for handicap accessibili .ty and continuiB,.
