BEGINNING at a point on the easterly side of Inlet Lane distant

RUNNING THENCE along the southerly line of land now or formerly of

high water mark of Gull Pond Inlet;
THENCE southerly along the ordinary high water mark of the westerly

being at Greenport, in the Town of Southold, County of Suffolk and
State of New York and being bounded and described as follows :
BEGINNING at a point at the intersection of the easterly side of
Gull Pond Inlet with the southerly side of land now or formerly of
Antoian, said point being the following 2 courses and distances

RUNNING THENCE from said point or place of beginning, South 87
degrees 05 minutes East, 137 feet along the southerly side of
Antoian to the ordinary high water mark of Gardiners Bay;
THENCE South 11 degrees 16 minutes West 75 . 80 feet along the
ordinary high water mark of Gardiners Bay to land now or formerly
of Verni;
THENCE along land now or formerly of Verni, North 87 degrees 05
minutes West 116 feet to the easterly side of Gull Pond Inlet;
THENCE northerly along the ordinary high water mark of the easterly
side of Gull Pond Inlet North 4 degrees 41 minutes west 75 . 67 feet
to the southerly line of land now or formerly of Antoian, the point
or place of BEGINNING.
BEING and intended to be the same property conveyed from Clinton A.
Hommel and Jacob W. Tyler by deed dated 5/22/53 recorded 5/25/53 in
liber 3520 p. 250 .
TOGETHER with all right, title and interest, if any, of the party
of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER
with the appurtenances, and also all the estate which the said
decedent had at the time of decedent' s death in such premises, and
also the estate therein, which the party of the first part has or
has power to convey or dispose of, whether individually, or by
virtue of said will or otherwise; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the
first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of
the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any
other purpose.
