HELEN R. BARNES , late of
340 Sunset Lane, Greenport, Suffolk County, NY deceased,
party of the first part, and JOHN P. BRADY

party of the second part,
WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last
will and testament, and in consideration of a certain devise therein,
does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
DISI' 1000 ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Greenport, in the Town of Southold, County of Suffolk
SOC 33 and State of New York, bounded and described as follows:
BLK 4 BEGINNING at a point on the easterly line of Sunset Lane marked by
an iron pipe distant 300 . 00 feet northerly when measured along the
LOT 66 easterly line of Sunset Lane, from the corner formed by the inter-
section of the easterly side of Sunset Lane with the Northerly side
of Sutton Place and being the northwesterly corner of land of
Halliwell, and running thence North 62 degrees 21 minutes 30 seconds
East along the northerly line of land of Halliwell, 105 feet to an
iron pipe set in the northeasterly corner of land of Halliwell and
the westerly line of land of Deduck; thence North 27 degrees
38 minutes 30 seconds West and along the westerly line of land of
Deduck and along land of Dors, 75 feet to an iron pipe; thence
South 62 degrees 21 minutes 30 seconds West, along land formerly of
Medeiros and now or formerly of Dinizio, 105 feet to an iron pipe
on the easterly line of Sunset Lane; thence South 27 degrees
38 minutes 30 seconds East along the easterly line of Sunset Lane
75 feet to the point or place of BEGINNING.
Being the same premises acquired by the decedent by deed dated
April 27 , 1971 and recorded in Liber 6923 page 457 .
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
