This Indenture, made the y day of May, nineteen hundred and
ninety four
Between THOMAS E. COFFIN residing at Quaker Gardens, 12151 Dale
Street, Apartment T-1 Stanton, California 90680 party of the first
part,
and,
JERRY D. COFFIN residing at 305 Gull Pond Lane, Greenport, New York
11944 party of the second part,
0 Witnesseth, that the party of the first part, in consideration of
Ten Dollars and other valuable consideration paid by the party of
the second part, does hereby grant and release unto the party of

State of New York, known as and by part of Lot 10, on map entitled,
"Map of Fordham Acres, Section 1 , at Greenport, Town of Southold,
Suffolk County, New York, " surveyed November 6, 1961 by Otto W.
VanTuyl and Son, Licensed Land Surveyor, and filed in the Office of
the Clerk of the County of Suffolk on the 7th day of March, 1962 ,
as Map No. 3519 , which part of lot is more particularly bounded and
described according to said map as follows :
BEGINNING at a point on the easterly side of Gull Pond Land distant
250 feet southerly from the corner formed by the intersection of
the easterly side of Gull Pond Lane with the southerly side of
North Road, said point or place of beginning being also where the
division line between lots 9 and 10 as shown on the aforesaid map
intersects the easterly side of Gull Pond Lane; thence North 66
degrees 01 minute 20 seconds east along the division line between
lot 9 and 10; 202 . 0 feet to the edge of the canal as dredged;
thence along the edge of the canal as dredged a tie line course and
distance of South 21 degrees 10 minutes 20 seconds east 100 . 12
feetto the division line between lots 10 and 11 as shown on the
aforesaid map; thence South 66 degrees 01 minutes 20 seconds West
along said division line, 197 . 10 feet to the easterly side of Gull
Pond Lane; thence North 23 degrees 58 minutes 40 seconds west along
the easterly side of Gull Pond Lane; 100 . 0 feet to the point or
place of Beginning.
Together with all rights , title and interest, if any, of the party
of the first part in and to the premises under water adjoining the
above described premises;
BEING AND INTENDED TO BE the same property conveyed by deed dated
May , 1994 from Joseph H. Coffin, as Trustee of the Thomas E .
Coffin Revocable Trust to Thomas E . Coffin.
Together with all right, title and interest, if any, of the party
of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; Together with
the appurtenances and all the estate and rights of the party of the
first part in and to said premises; To Have and to Hold the
premises herein granted unto the party of the second part, the
heirs of successors and assigns of the party of the second part
forever.
And the party of the first part covenants that the party of the
first part has not done or suffered anything whereby the said
premises have been incumbered in y wa whatever, except as
