11741 at page 104 and by deed dated November 10~ 1997 recorded in the Office of the Clerk of the
County of Suffolk on November 25~ 1997 in Liber 11864 at page 471 and confirmed by deed dated
May 26, 2007 recorded in the Office of the Clerk of the County of Suffolk on June 8, 2007 in Libor
12508 at page 687.
TOGETHER with all right, title and interest, if any, of the party of the firatpart in and to any streets and
roads abutling the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of thc party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that thc party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, exeept as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive thc consideration for this conveyance and will hold thc fight to receive such
consideration as a trust fund to bc applied first for thc purpose of paying thc cost of the improvement, and
will apply the same first to the payment of the cost of thc improvement befoxe using any part of the total of
the same for any other purpose. The word "party" shall be conslrucd as if it read "parties" whenever the
sense of this indenture so requires.

BEGINNING at the southeasterly comer of premises herein described at a point in the westerly side
of Sixth Street, which point of beginning is also the northeasterly comer of land of Virginia Sage (Grattan);
THENCE North 82 degrees 41 minutes 20 seconds West, along the northerly line of land of said
Virginia Sage (Grattan) as established by boundary line agreement dated 07/19/1968, 165 feet;
