THIS INDENTURE, made the 20~ day of October, Two Thousand Eleven

party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the incorporated Village of Greenport, Town of Southold,
County of Suffolk and State of New York, being known and designated as Lot 57 on a map
entitled "Map of Greenport Village," and filed in the Office of the Clerk of the County of Suffolk
on August 10, 1838 as Map Number 9, said lot being more fully bounded and described as
follows:
BEGINNING at a point on the northerly side of Bay Avenue, distant 282.07 feet easterly fi-om
the comer formed by the intersection of the easterly side of Carpenter Street with the northerly
side of Bay Avenue, said point also being where the division line between Lot 56 and Lot 57 as
shown on a Map of Greenport Village, Map Number 9, imerseets the northerly side of Bay
Avenue;
RIJNNING THENCE along said division line, North 16 degrees 02 minutes 10 seconds West,
131.55 feet to land now or formerly of Bonforte;
THENCE along said land now or formerly of Bonforte and land now or formerly of Fried and
Kreahling, North 73 degrees 46 minutes 20 seconds East, 33.00 feet to a point and the division
line between Lot 57 and Lot 58 on the aforem~tioned map;
THENCE along said division line, South 15 degrees 54 minutes 40 seconds East, 131.g3 feet to
the northerly side &Bay Avenue;
THENCE along the northerly side of Bay Avenue, South 74 degrees 15 minutes 50 seconds
West, 32.71 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated October 4, 1999, and recorded December 17, 1999, in the Office of the Suffolk
County Clerk in Liber 12008, Page 137, and by deed dated February 15, 2008, and recorded
March 25, 2008, in the Office of the Suffolk County Clerk in Liber 12545, Page 215.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the c~n~r lines thereof; TOGETHER
with the appurtenances and all the estate and fights of th~ party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the gcond
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
afore.said.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and wilt hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
