party of the first part by the Surrogate's Court, County of queens New York
on February 22 19 93 and by virtue of the power and authority given in and by Article 11 of
the Estates, Powers and Trusts Law, ar,any amendment thereof from time to time made, and in
consideration of Eighty Thousand Dollars
Dollars,($ 80,000.00 ) lawful money ofthe United States,
paid by the party of the second part, the receipt whereof is hereby acknowledged, does hereby grant and
release unto the party of the second part, 'THOMAS R. SHEARIN and WANDA SUE SHEARIN
and assigns forever,all That certain plot , piece, or parcel of land, situate, lying,
and being at "Silvermere" Near the VillaEp of Greenport, Town of Southold, County
of Suffolk and State of New York being more particularly bounded and described as

U\�C' BEGINNING at a point on the westerly side of Silvermere Road at the Northeasterl
corner of land of Jurzenia and the Southeasterly corner of the premises hereinafter

RUNNING THENCE along said land of Jurzenia, South 89 Degrees 53 Minutes 40
seconds West 88.09 feet;
THENCE along other land of Shearin,North 7 degrees 42 minutes 40 seconds East
90.64 feet to the Southerly side of a 20 foot private road hereinafter described;
THENCE along said southerly line of said 20 foot private road, south 85 degrees
31 minutes 40 seconds East 98.74 feet to said westerly side of Silvermere Road;
THENCE along said westerly side of Silvermere Road, South 15 degrees 21 minutes
30 seconds west 85 feet to the point or place of Beginning.
TOGETHER with a right of way over a 20 foot private road from the Northwesterly
corner of the premises Easterly about 98 feet more or less to said Silvermere Road.
