Nichols (Suffolk County Surrogate' s Court File No. 1195 P 1992) r-i party of the first part, and ARTHUR E. NICHOLS, residing at 1 Middleton Road, Greenport, New York; and JOSEPH F. NICHOLS, residing at 466 Fourth Street, West Islip, NY party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Village of Greenport, Town of Southold, County of Suffolk, and State of New York, more particularly bounded as follows: Bounded on the North by lands now or formerly of Swiskey, 165 feet; Bounded on the East by Sixth Street, 50 feet; Bounded on the South by tither lands of Nichols, 165 feet; Bounded on the West by lands formerly of William A. Brown, 50 feet. RESERVING, HOWEVER, a legal life estate in the above-described premiss with the buildings and improvements thereon erected, in and to Mary Ann Nichols, the party of the first part. BEING AND INTENDED TO BE the same premises conveyed to Otto Nickel by deed dated March 1, 1906, and recorded in the Suffolk County Clerk' s Office in Liber 605 page 246. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the TAX MAP second part forever. DESIGNATION Dist.l OO1 AND the party of the first part covenants that the party of the first part has not done or suffered anything sec. 007 .0 Whereby the said premises have been encumbered in any way whatever, except as aforesaid.
