THIS INDENTURE, made the 21 sit day of July nineteen hundred and ninety—t
BETWEEN
MARY NICHOLS, residing at 205 Sixth Street, Greenport,
New York, as surviving tenant by the entirety
f
party of the first part, and
ARTHUR E. NICHOLS, residing at 1 Middleton Road, Greenport
New York; and JOSEPH F. NICHOLS, residing at 466 Fourth Street, WeE
Islip, New York
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Greenport, Town of Southold, County of Sul
and State of New York, more particularly bounded as follows:
Bounded on the North by other lands of Nichols, 165 feet;
Bounded on the East by Sixth Street, 50 feet;
Bounded on the South by lands now or formerly of Dinizio & Braun,
165 feet;
Bounded on the West by lands formerly of William A. Brown, 50 feet.
RESERVING, HOWEVER, a legal life estate in the above-described pren
with the buildings and improvements thereon erected, in and to Marl
Nichols, the party of the first part.
BEING AND INTENDED TO BE the same premises conveyed to Arthur (Nick
Nichols and Mary (Nickel) Nichols, his wife, by deed dated June 24,
1935, and recorded in the Suffolk County Clerk' s Office in Liber 1E
page 532 .
TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
TAX MAP second part forever.
DESIGNATION

party of the first part covenants that the party of the first part has not done or suffered anything
