WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second partforever,
ALI., that certain lot, piece or parcel of land situate, lying and being in the Town of Southold, County
of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of North Road, also sometimes known as "Old Kings
Highway"' where the extreme southerly end of the dividing line between the premises herein and land
formerly of one Charles Burt intersects said northerly side of North Road, running thence along said
dividing line North 130 18 ' 30" West 441 feet, more or less, to the high water mark of Long Island Sound,
thence southeasterly along said high water mark of Long Island Sound 170 feet, more or less, to a point
thereon which is 364 feet, more or less, northerly from the northerly side of North Road, drawn on a line
at right angles thereto, the southerly end of which is 150 feet easterly from the point of beginning, thence
South 130 18' 30" East along the westerly boundary line of land now or formerly of one Dave Driscol"64
feet, more or less, to the northerly side of North Road, thence along the northerly side of North Road,
South 770 23' West 150 feet to the point or place of BEGINNING.
TOGETHER with all the right, title and interest of the party of the first part, if any, in and to the
highway in front of and abutting said premises to the center line thereof.
TOGETHER with all the right, title and interest of the party of the first part, if any,in and to the

A LIFE ES P EMIS BEING CONVEYED BY THIS DEED OF CONVEYANCE.
SUBJECT TO any state of facts an accurate survey of the premises may disclose.
SUBJECT TO covenants, easements and restrictions of record, if any.
SUBJECT TO the zoning ordinance of the Town of SOUTHOLD.
BEING A PORTION OF THE SAME PREMISES conveyed to ROBERT G. ROCKEFELLER and
BERTHA S. ROCKEFELLER,husband and wife,by MAY C. FRANCISCO, by deed dated SEPTEMBER
17, 1949 and recorded in the Suffolk County Clerk's Office on SEPTEMBER 19, 1949, in liber 2994 of
deeds at page 306.
Said premises are commonly known as 55185 County Road 48, Southold, New York 11971.
ROBERT G. ROCKEFELLER, my HUSBAND, DIED A RESIDENT OF SUFFOLK COUNTY ON
JUNE 25, 1969
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof;
TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose. The word "party" shall be construed as if it reads "parties" whenever
the sense of this indenture so requires.
