I INSTRUCTIONS
a. TC~ gl~plicatiun MUST be c,~li, letely filled in by typewriter or in ink and submitted to the Building Inspector with 3
sets of plans, accurate plot plan to scale. Fee according to schedule.
b. Plot plan showing location of lot and of buildings on premises, relationship to adj oining premises or public streets or
areas, and waterways.
c. The work covered by this application may not be commenced before issuance of Building Permit.
d. Upon approval of this application, the Building Inspector will issue a Building Permit to the applicant. Such a permit
shall be kept on the premises available for inspection throughout the work.
e. No building shall be occupied or used in whole or in part for any purpose what so ever until the Building Inspector
issues a Certificate of Occupancy.
f. Every building permit shall expire if the work authorized has not commenced within 12 months after the date of
issuance or has not been completed within 18 months from such date. If no zoning amendments or other regulations affecting the
property have been enacted in the interim, the Build/ng Inspector may authorize, in writing, the extension of the permit for an
addition six months. Thereafter, a new permit shall be required.

Building Zone Ordinance of the Town of Southold, Suffolk County, New York, and other applicable Laws, Ordinances or

Concerning your letter dated 6.27.11 requesting an extension of the building permit in order to obtain
the CO.- We received a copy of this letter from the Old House Society and given Mr, Peter's absence we
will assume the responsibility of finalizing the paperwork for this project. Environment East did the
work on the Old House which included replacing the windows, replacing the siding and replacing the
roofing. There were no changes to the structure or electric and there was no plumbing work done. We
will call next week ~spection.

2. Bidders Questions.
Question 1: How frequently will job meetings be held and who will take
minutes and prepare them for the following meeting?
,~nswer: Job meetings will be held weekly unless there is a delay waiting for
materials. If there is a delay, the job meeting schedule will be discussed and
mutually agreed upon by all parties. It is the r{/sponsibility of the contractor to
take minutes and prepare them for the following meeting.
Question 2: The Project Schedule is impossible to predict as this time since all
materials have to be manufactured or dried. In particular the materials for the
window frames which is 4" white oak wilt require more than a year. Will the
project allow for such a schedule?
Answer: We are looking for the bidders to address this issue in their bids. If all
bidders agree that there is no wood available and it will take time to dry the oak,
then the answer is yes.

Question 3: Section 00115, page 4, General Contractor requires 3 projects of
similar activities and scope as the subject within the last five years. This type of
project is unique. There are only so many buildings that date from before 1700.
Can projects from more than five years ago be used for this section.
Answer: Yes.
Question 4: Who provides that release of liens form for each payment.
Answer: Jablonski Berkowitz Conservation, Inc.
Question 5: How elaborate a site safety plan are you looking for?
Answer: We are looking for a site safety plan that uses common sense and
follows OSHA quidelines.
Question 6: How many permits are required?
Answer: The Old House Society will be acquire all the necessary permits.
Question 7: Isthis a prevailing rate project?
Answer: No.
Question 8: Is a performance bond required?
Answer: No.
Question 9: How extensive will the record keeping be in regards to labor7

Answer: Weekly unless there is down time while waiting for materials.
Question 10: Is there a MBE/WBE requirement?
Answer: Every effort should be made to find a qualified MBE or WBE for the
work. However, ifa qualified MBE or WBE can not be found for any of the
work the requirement will be waived.
Question 11: Section 02070, page 2, part 2, section E, barriers, what would be
considered adequate?
Answer: The barriers must be reasonable. Posts and orange netting could be
considered.
Question 12: Tremont rosehead nails have been found to be inadequate and
reheading nails is much more preferrable. Do the reheaded nails have to be
galvanized?
Answer: Reheading nails is preferable. Reheaded nails should not be
galvanized.
Question 13: Are we to assume that the blind nails for the clapboards are to be
stainless steel, not wrought head.
Answer: Yes.

Question 14: What is the actual finished with of the clapboard? The wider the
clapboard, the larger the diameter of the tree and the more difficult it will be to
obtain logs. The Project Manual specifies a 5" exposure and a 7 Va" wide
clapboard.
Answer: You can bid the project with a 6 ~A" minimum clapboard width and
5"(+0" -1') exposure.
Question 15: How are the clapboards to be finished, hand planed, rough, draw
knife, etc.?
Answer: Hand planed.
Question 16: Is the clapboard to be radial sawn? The company Granville that is
listed in the Project Manual may not be willing to make this type of clapboard.
Answer: Yes, the clapboard is to be radial sawn. Skyline Farms makes radial
sawn clapboard. Telephone number 413-259-1271.
Question 17: Section 07310, page 4, part 3.2, item D. Will an authorized person
be required to be available 24/7 during the entire contract or only during the
roofing phase?
Answer: Only when the roof or the walls are open.
Question 18: Section 07310, page 5, part 3.4, item B. 3, Edge and drip strips.
Please indicate what is intended?
Answer: Assume edge and drip strips are not to be used.
Question 19: Section 08610, page 3, part 2.1, item A. Window frames, air
dried, clear white oak. What is the acceptable moisture level before the oak can
be used? Oak requires a drying time of one year per inch of thickness. Any
comments? It cannot be kiln dried at that thickness. Have you another method
in mind?
Answer: We do not have another method in mind. We are open to suggestion
for the best method of acquiring air-dried white oak for the windows.

INTRODUCTION
The Benjamin Horton House or as it is now known, THE OLD HOUSE, is a National Historic
Landmark dating from c. 1649. The house is thought to have been built by John Budd about the
time of the settlement of Southold in 1640. From 1938 to 1940, the house was documented by
HABS and then restored to an interpreted seventeenth century appearance. Choices made
during the 1940 restoration and in subsequent repairs have led to deterioration problems in the
framing and extedor building envelope. The work of this project will correct these conditions,
preserve the remaining authentic and important seventeenth century materials, and present a
more protective extedor restoration.
The 1938 documentation of the house noted that the original or very early siding was riven oak
clapboard. Two layers of clapboard, apparently from different pedods, were found in a small
location. Later in the Eighteenth Century, almost all of the clapboard was replaced with
shingles. The 1940 restoration attempted to recreate the early clapboard appearance. Red oak
clapboards were placed over 1" by 9" sheathing. By 1978, the red oak clapboard had
deteriorated and was replaced with the existing cedar clapboard. This project will attempt to
recreate the 1940 appearance using white oak, which is more durable than red oak. The
sheathing will remain on the building.
During the 1940 restoration, many sill plates and joists of the first floor were replaced as were a
large number of studs. Most of these are quite obvious. The mortise and tenon joinery was
maintained during this restoration. Due to some poor design decisions and building techniques
over the years, water has infiltrated the building at the window siding interface causing severe
deterioration of girts and sill plates. These sills and girts are odginal to the building and
extremely important historic materials. This project will involve some repairs to framing
members. The extent of the deterioration is not known and can only be determined when the
clapboards and sheathing are removed. A Preservation Engineer will examine all framing once
the exterior materials are removed and determine what repairs must be made. Included in this
bid package are sketches indicating basic repair techniques. It should be assumed that at
minimum a 12-foot section of the first floor south girt would require repair and several feet of sill
plate on the west elevation.
The windows are another important element in this building. Stored in the house are remnants
of two old casement windows that were found in the walls during the 1940 restoration. These
windows were used to reconstruct casement windows for the 1940 restoration of the house.
Lead came glass lights were place in the windows and a large amount of the glass was donated
by local people and is quite old. Extreme care must be taken when removing the leaded glass
and storing it. Inappropriate repairs to the leaded glass have accelerated its deterioration. The
repair or replacement work on these glass lights is only to be performed by an approved glass
conservator. The wood in the windows has deteriorated to the extent that the windows require
replacement. Included in this bid document are drawings detailing the construction of the
windows. However, these existing 1940 windows have become historic in their own dght and
must be carefully removed, as they will be stored by the Old House Society for future study.
The other important item in this project is the chimney. The pilastered chimney is one of the defining
characteristics of the house. It is not known when this chimney was stuccoed. However, it was capped
in 1992 during some chimney repairs. This cap is accelerating deterioration of the chimney bdck and
must be removed. It is assumed that the chimney deterioration is extensive and therefore, it has been
decided to take the chimney down two courses of bdck below the mol line and rebuild the chimney in

the same configuration as presently exists. This should be taken to mean that the pilasters on the
chimney must be rebuilt to the same dimensions.
This properly has been determined to possess historic (e.g. architectural, engineering, artistic)
significance and is listed on the National Register of Historic Places. The contractor shall recognize that
all aspects of the property may potentially contribute to this significance, and the contractor shall not
judge the relative significance of any features or the impact of any or all proposed work. This
responsibility shall rest solely with the architectural conservator. Consequently no deviations from the
contract documents shall be performed, and no features or materials shall be altered, removed, reused,
or taken from the premises, without the written approval of the architect as being consistent with the
requirements of the contract documents. All work shall be consistent with The Secretary of the Interior's
Standards for the Treatment of Historic Properties.
This project is in part funded by a grant from the NYS Office of Parks, Recreation and Historic
Preservation through Title 9 of the Environment Protection Act of 1993.

INSTRUCTIONS TO BIDDERS
BID FORM
In order to receive consideration; make bid in strict accordance with the following:
Make bid upon the form provided, properly signed and with all the items filled out.
Do not change the wording of the form, and do not add words to the form.
Qualified restoration contractors must submit a bid on all aspects of the proposed
work listed. All proposed subcontractors must be identified and qualified.
No faxed bid or faxed modification of the bid will be considered. No bids received
after the time fixed for receiving bids will be considered. Late bids will be returned
unopened.
Address bids to the Owner, and deliver to the address given in the Invitation to
Submit Bids on or before the day and hour set therein. Enclose each bid in a sealed
envelope bearing the title of the work, the name of the bidder, and the date and hour
due. Submit only the original signed copy of the bid.
PRE-BID CONFERENCE
A Pre-Bid Conference will be held at the site to walk through the areas of the Work
and to answer bidder's questions.
2. Attendance at this conference is mandatory.
The conference will be held at the Old House at a time agreed upon by the
Contractor and the Owner.
Any bidder that submits a bid and has not attended the mandatory pre-bid
conference will have their bid returned, unopened as being non-responsive.
EXAMINATION OF DOCUMENTS AND SITE OF THE WORK
The submission of a bid will be considered as conclusive evidence that the bidder has
carefully examined the proposed contract documents, the site of the work and all of the
existing conditions and limitations under which the work is to be performed.
PROOF OF COMPETENCY
Each bidder must furnish evidence satisfactory to the Owner that he and his proposed
subcontractors have sufficient means and expedenqe in the types of work called for to
assure completion of the Contract in a satisfactory manner. Due to the special nature of the
work, each bidder must certify that they have a minimum of eight (8) years experience in the
types of worked called for in the proposed contract documents, provide three (3) references
from clients for whom similar work has been performed and provide a statement of
qualifications for all subcontractors.
WITHDRAWAL OF BIDS
A bidder may withdraw his bid, either personally or by written request, at any time
prior to the scheduled time for submittal of bids.

set for the submittal of bids thereof, and bids shall be subject to acceptance by the
Owner during this period.
AWARD OR REJECTION
The Contract, if awarded, will be awarded to the most qualified, responsive bidder
who has proposed the lowest Contract Sum, and conforms to the instructions and
specifications contained herein, subject to the Owner's right to reject any or all bids
and to waive informality and irregularity in the bids and the bidding. The Owner
reserves the right to determine the most qualified responsive bidder based on the
bids received and any other available information.
Prior to the awarding of the contract, the Owner reserves the right to request and
receive additional information from any bidder and other informed sources as to the
bidder's ability to perform the work involved to the satisfaction of the Owner and in
accordance with these specifications. Finding information to the contrary, the Owner
reserves the right to award a contract to other than the lowest responsive bidder.
EXECUTION OF AGREEMENT
The form of agreement which the successful bidder will be required to execute shall
be furnished by the Owner.
The bidder, to whom the Contract is awarded, shall, within fifteen (15) calendar days
after notice of award and receipt of the Agreement forms from the Owner, sign and
deliver required copies to the Owner.
At or prior to delivery of the signed agreement, the bidder to whom the contract is
awarded, shall deliver to the Owner those Certificates of Insurance required by the
Contract Documents and such Labor and Materials Payment Bonds and
Performance Bond as required by the Owner.
Certificates of Insurance shall be approved by the Owner before the successful
bidder may proceed with the work. Failure or refusal to provide Certificates of
Insurance in the form satisfactory to the Owner shall subject the successful bidder to
loss of time from the allowable construction time period equal to the time of delay in
furnishing the required materials.
The Owner and the Owner's Representative(s) shall be listed as additionally insured
on the Contractor's Certificate of Insurance.
The bidder, to whom the Contract is awarded, shall, within fifteen (15) calendar days
after notice of award and receipt of the New 'York State Office of Parks, Recreation
and Historic Preservation Article 15-A Contractor Compliance Package and EEO
forms from the Owner, sign and deliver required copies to the Owner. Forms are
attached. The Owner's Representative will assist the bidder in filling out the forms if
necessary.

INTERPRETATION OF PROPOSED CONTRACT DOCUMENT PRIOR TO SUBMITTAL OF
BIDS
1. All questions regarding the proposed contract documents shall be submitted to the
Owner's Representative (JBC, Inc.), in writing, not later than seven (7) working days
before the bids are due.
2. Interpretation or correction of proposed contract documents will be made only by
Addendum and will be mailed or delivered to each contract bidder of record. The
Owner will not be responsible for any other explanations or interpretations of the
proposed contract documents.
3. The Owner's Representative will not interpret the proposed contract documents over
the telephone.
CONSTRUCTION TIME
1. ' The Agreement will include a stipulation that the work (of the base bid) be completed
in a period of 180 calendar days following receipt of the Owner's Notice to Proceed.
HOURS OF OPERATION
1. The hours of operation will be agreed upon by the Contractor and the Owner prior to
any commencement of work.
2. The Contractor may be asked not to work during weekends and certain special
functions. Written notice from the Owner will be delivered one week in advance of
such a stoppage.
PROJECT SCHEDULE
Each bidder must provide in their bid a specific schedule of this project. It is
understood that the timber framing repairs are unknown at this time. However, for
the purposes of this bid, the Contractor should assume that 10 feet of one girt will
require replacement.
2. The project schedule will be a factor in evaluating the bids.

SUBCONTRACTORS AND CRAFTSMAN
The Old House is an outstanding example of English Colonial architecture. Portions of the house
are reputed to date from 1649. Due to the historic significance of the building, selected
subcontractors and their craftsman will be subjected to pm-qualification by Jablonski Berkowitz
Conservation Inc. to assure that they have satisfactory previous experience and appropriate skills in
the Restoration of Historic Structures.
Subcontractors and craftsman selected to perform the work of the following specifications. Sections
must be prequalified for histodc preservation skills by Jablonski Berkowitz Conservation Inc.

Prospective subcontractors or general contractors intending to submit bids for the work of these
sections must submit:
Three complete Historic Preservation Qualification Forms listing three successfully
completed projecting demonstrating appropriate experience in the work of relevant
specifications sections. Three forms should be submitted for each specification
section requiring prequalification.
An appropriate number of complete Contractor Personnel Experience Qualification
Forms or full time personnel to be employed on work of these sections,
demonstrating appropriate experience in the work of relevant specification sections.
No less then three complete contractor personnel forms should be submitted for
each specification section requiring prequalifications.
As noted above, subcontractors or general contractors who wish to be eligible to perform work of
these sections must submit three historic preservation qualifications forms and a minimum of three
contractor personnel experience qualification forms for each relevant specification section.
Complete forms must be submitted by April 2, 2002. Prospective contractors will be notified of
qualification or disqualification by April 7, 2002.

The following five (5) criteria will be used for evaluating the qualifications of Bidders. The evaluation
will be based on information in the Qualification Statement provided by Prospective Bidders as well
as information supplied by the Bidders' references.
The Bidders, acting as General Contractor, will be required to demonstrate verifiable,
successful experience in Project Supervision and Administration of historic preservation
projects. This expedenca shall include at least (3) projects involving separate histodc
buildings or sites and of similar activities and scope of work as the subject project completed
in compliance with the most recent Secretary of the Interior's Standards of the Treatment of
Histodc Properties within the past five (5) years preceding the date of the execution of this
pre-qualification form.
The .Bidders' proposed project supervisor will be required to demonstrate verifiable,
successful experience in Project Supervision and Administration of historic preservation
projects. This experience shall include at least (2) projects involving separate historic
buildings or sites and of similar activities and scope of work as the subject project
compliance with the most recent the Secretary of the Interior's Standards for the Treatment
of Historic Properties within the past five (5) years preceding the date of the execution of this
pro-qualification form.
The Bidder must have not wrongfully defaulted on a contract or had work terminated for non-
performance within the past five (5) years.
4. The Bidder must demonstrate satisfactory performance on all current projects in progress.
Failure to fill out this form and submitting other matedal in response to this pre- qualification

SUPPLEMENTARY CONDITIONS
A. Liens
Neither the final payment nor any part of the retained pementage shall become due until the Contractor
shall, deliver to the Owner a complete release from all liens arising out of this contract. Furthermore, as a
condition of progress payments under refer to applicable section of these Specifications, deliver to the
Owner a release and waiver of liens. Release of liens must accompany all applications for payment,
before each payment, the contractor will obtain releases and waivers of any and all liens from all persons,
subcontractors, suppliers, who may claim a lien upon the properly. The contractor will also provide the
owner with an affidavit stating that all persons, subcontractors or suppliers who did work for or supplied
materials to the contractor for this project have been paid in full, and that no one has a right to claim a lien
on the properly.
B. Insurance Coverage
The Contractor shall maintain insurance required under the Worker's Compensation laws of the State of
New York. The Contractor shall provide General Public Liability Insurance protecting the Owner from
liability from injt~des to persons and properly that occur on or about the property. The insurance will
provide limits of not less than $2,000,000.00 for injudes to any one person, and $2,000,000.00 for injuries
in any one accident or occurrence, and $2,000,000.00 for loss or damage to property. The Contractor will
protect the Owner from all claims and liability related to the construction or repair work. The Contractor will
furnish to the Owner Certificates of Insurance at or prior to the delivery of the signed agreement. The
Contractor shall name the Owner and the Owner's Representative on these policies as "additionally
insured".
C. Site Safety and Security
The Contractor is exclusively responsible for site safety and security during all phases of the Work. Prior
to commencing with the work of this contract, furnish to the Owner and the Owner's Representative, a site
safety and security plan.
D. Materials Storage
The Contractor is exclusively responsible for materials stored on the site. The Owner will not pay for any
material stored on the site or at the Contractor's shop or warehouse. Payments as specified under the
applicable section will only be made for materials that are permanently installed and in place for the
Owner's use upon fully completing this contract.
E. Construction Schedule
The Contractor shall furnish a construction schedule, which establishes project milestones,over the project
time. Include the sequencing of the work, dates for project meetings, issuance of submittals, shop
drawings, mock ups, inspections and other pertinent project information as needed and as requested by
the Owner's Representative and the Owner. A proposed const['uction schedule shall be available for
discussion at the pre-construction meeting. The Contractor shall review, revise and update the
Construction Schedule at the regular project meetings and issue copies to the Owner's Representative and
the Owner.
F. Construction Time
1. The Work of this contract shall be completed in a period of one hundred eighty (180) calendar
days following receipt of the Owner's Notice to Proceed.

2. The amount of days lost due to weather shall be presented by the contractor at each project
meeting.
G Work Periods
In order to maintain good neighborly relations in the community the Contractor shall be mindful of the right
of all nea[by property owners to quiet enjoyment. To this end, work periods during Monday through Friday
shall commence no eadier than 8:00 AM and cease no later than 5:00 PM. Work
should take place during normal weekday hours. Weekend hours must be scheduled in advance with
the Owner and may not be acceptable. The Contractor shall be prepared to cease work when so
instructed by the Owner. The Owner shall provide the Contractor with a weekly schedule for such
services, when known, on the Friday of the prior week.
H. Retainer
The Owner will pay 90 percent of the amount due to the contractor on account of progress payments. A
10% retainer will be held for 30 days from the date of full completion.
I. Prohibitions
During the execution of this Work, the Contractor shall strictly prohibit the use of any open flame, smoking
of any kind or the use of heating devices such as salamanders.
J. Permits
Contractor shall be responsible for necessary permits inclusive of local, state and federal permits.

APPENDIX A-I
Clause~ Required by Office of Parks, Recreation and Historic Preservation
Changes to Budget and Program Workplan. Changes shall not be made in the Program Workplan as described
in Appendix D or the proposed expenditure of funds as shown in the Budget, Appendix,B, without the prior
written approval of the STATE. Such approval will be granted if the changes?a~'not substantive and do not
alter the scope, intent or basic elements of the contract. Changes may be~makl~ ;tlr'the Biidget to reallocate funds
between budgeted items provided such changes do not exceed ten percent oftl~ total value of the contract and
have the STATE's written approval. Changes in the Program Workplan which are substantive or alter the scope,
intent or basic elements of the contract, or Budget changes which are irt excess often percent of the total value
of the contract, if agreed to by the STATE, will be implemented by an amendment to this AGREEMENT. (See
Section 1, Paragraph D of the AGREEMENT.)
Termination.
In the event the project cannot be completed as agreed upon by the STATE and the CONTRACTOR, the
CONTRACTOR shall bring it to a point of recreational usefulness agreed upon by the STATE and the
CONTRACTOR.
The CONTRACTOR shall complete the project as set forth in this AGREEMENT, and failure to render
satisfactory progress or to complete the project to the satisfaction of the STATE may be deemed an
abandonment of the project and cause for the suspension or termination of any obligation of the STATE. In
the event the CONTRACTOR should be deemed to have abandoned the project for any reason or cause
other than a national emergency or an Act of God, all monies paid to the CONTRACTOR by the STATE
and not expended in accordance with this AGREEMENT shall be repaid to the STATE upon demand. If
such monies are not repaid within one year after such demand, the State Comptroller of the State of New
York may cause to be withheld from any State assistance to which the CONTRACTOR would otherwise be
entitled an amount equal to the monies demanded (see Section 111 of this AGREEMENT).

1.2 PROJECT DESCRIPTION
The project consists of an extedor restoration of the Benjamin Horton
House, Cutchogue, New York to the 1940 restoration. Because of the
histodc nature of the house, it is expected that the Contractor will take
extensive photographs of the house dudng work. All attachments and
repairs must be documented.
The work consists of clapboard and window replacement as well as any
necessary repair to the framing, and chimney repair.
The Work includes:
1. Removal of existing clapboards and some sheathing.
Engineer is to examine all framing once clapboards and sheathing
are removed.
Repair of all necessary framing as determined by the Engineer and
as per Engineer's sketches.
4. Treat timber framing with borates.
Removal and replacement of existing windows, keeping the leaded
glass where possible. Windows are to be built based upon the
1937 HABS drawings and 1940 restoration work. Contractor is to
supply shop drawings of windows with flashing details.
Installation of new clapboards. New clapboards are to be of white
oak. Size and dimensions of the clapboards are noted on the
sketches and specifications.
7. Installation of flashing around the window and door openings.
Removal of chimney cap and stucco on exterior of chimney.
Ensure Engineer and Architectural Conservator examine chimney
immediately after removal of the stucco.
Repair/Replace the exterior course of bdck on the chimney from
just below the roofline. The Engineer will make the decision
based upon observations made after the stucco removal.

extensive photographs of the house during work. All attachments and
repairs must be documented.
The work consists of clapboard and window replacement as well as any
necessary repair to the framing, and chimney repair.
The Work includes:
1. Removal of existing clapboards and some sheathing.
Engineer is to examine all framing once clapboards and sheathing
are removed.

4. Treat timber framing with borates.

oak. Size and dimensions of the clapboards are noted on the

7. Installation of flashing around the window and door openings.
Take chimney down to two courses below the roofline. Rebuild
chimney to its existing height with its existing configuration and
dimensions. Through wall flashing is to be installed at the
roofline of the chimney.

benchmarks and record existing elevations. Locate datum level used to

SELECTIVE DEMOLITION
PART 1 - GENERAL
1.1 DESCRIPTION
The work shall consist of providing the necessary labor, materials,
equipment and supervision for the selective removal of the clapboards,
deteriorated portions of the sills and girts, as well as the windows.
All deteriorated materials uncovered during the course of demolition shall
be removed and replaced with new matching materials.
The Contractor shall obtain all permits for demolition, transportation, and
disposal of debds including the cost of all containers.
Contractor shall coordinate with the Owner and Architectural Conservator
at the pre-construction meeting the ideal location for all necessary
containers. Container location shall not hinder use of the library and
histodc site.
1.2 PROTECTION
Ensure safe passage of persons around the area of demolition. Conduct
operations to prevent injury to the structure, local vehicles and persons.
Provide temporary canopies, walls, barricades and sufficient signage to
protect the general public. Maintain entrances in a clean, safe condition at
all times.
Protect existing materials that are to remain in place. Items which are to
remain and are damaged dudng performance of the work shall be repaired
promptly to their odginal condition or replaced with matching materials at no
cost to the Owner. Existing construction weakened by demolition work
shall be brought to the attention of the Engineer and Architectural
Conservator before any repairs or replacements are made.
The contractor shall place all necessary shodng and bracing to safely
complete this restoration/reconstruction work. Refer to Specification
Section 02040 for additional details and requirements.

inadequate weather protection at the Contractor's own cost.
All material removed shall be carefully examined by the Architectural
Conservator prior to removal from the property. Once the matedal is

be disposed of by the Contractor complying with Federal, state, and local
regulations.
Provide, erect and maintain temporary barders and security devices as
required to protect the general public as per the approved demolition plan.
Protect existing lawn areas, landscape materials, appurtenances, adjacent
masonry, walkways, and structures which are not to be demolished.
Conduct demolition to minimize interference with adjacent structures and
occupancies, including private entrances. Maintain protected egress and

CLAPBOARDS
PART1-GENERAL
1.1 DESCRIPTION OF WORK
The work in this section includes, but is not limited to the following:
A. The removal of all existing clapboards.
All existing vapor barriers and flashing are to be removed and new flashing installed
at all windows and doors. No vapor barriers are to be installed on the sheathing.
Sheathing under the clapboards at the sills and girts are to be removed for
inspection of the timber framing.
The Engineer is to inspect the timber framing prior to reinstallation of the sheathing.
The Engineer is to determine where repairs are to be made to the framing if
necessary.
Make all necessary timber framing repairs according to Section 06100. If framing
repairs are limited, sheathing and clapboard reinstallation may commence on
elevations that do not require these framing repairs.
F. Reinstall all sheathing that was removed for inspection of the girts and sills.
G. Install new white oak clapboards.
Photographs are to be taken to document all phases of work in this section. All
connections and adjacent conditions are to be photographed as well. Photographs
are to be taken by the Contractor as well as the Architectural Conservator.
Contractor is to supply a sample of the clapboards for approval prior to ordering any
clapboards.

1.3 INTENT
The major intent of this section is to match the original design and construction of
the 1940's restoration of the house.

1.4 QUALITY ASSURANCE

AWl Quality Standard: Comply with applicable requirements of "Architectural
Woodwork Quality Standards" 5th edition, published by the Architectural Woodwork
Institute (AWl) except as otherwise indicated.
Historic Carpentry: Take accurate field measurements, make templates, and
record all details, and joinery related to existing historic carpentry indicated to be
repaired or replaced.
1. Retain representative and typical samples of historic carpentry items to
illustrate how new work matches original historic work.
The work shall be performed by a Restoration Specialist Contractor with
experience in historic carpentry and timber framing. The Contractor must have a
minimum of five (5) years of experience and must demonstrate three similar
projects that were completed satisfactorily. References from these projects must
be submitted to the Architectural Conservator for approval.
Sub-contractors must have a minimum of five (5) years of experience and must
demonstrate three similar projects that were completed satisfactorily.
References from these projects must be submitted to the Architectural
Conservator for approval.
SUBMITTALS
Product data for each type of product and process specified in this section and used
during fabrication and installation of work of this section.
Shop Drawings: Contractor shall submit to Owner and Architectural Conservator all
necessary shop drawings. Drawings shall include location of each item,
dimensioned plans and elevations, large-scale details, attachment devices, and
other components.
Field Measurements: Where woodwork is indicated to be fitted to other
construction, check actual dimensions of other construction by accurate field
measurements before manufacturing and installing woodwork; show
recorded measurements on final shop drawings. Coordinate manufacturing
schedule with construction progress to avoid delay of Work.
Where field measurements cannot be made without delaying the Work,
guarantee dimensions and proceed with manufacture of woodwork without
field measurements. Coordinate other construction to ensure that actual
dimensions correspond to guaranteed dimensions.

CLAPBOARDS
Samples: submit samples of all new clapboards and wrought iron nails prior to
ordering for approval by the Arch tectura Conservator. A list of suppliers for the
clapboard must also be provided at this time.
A sample installation of the clapboards is to be installed, inspected and approved
in writing by the Owner and Architectural Conservator prior to commencement of
work. In the sample are to be, at minimum, two horizontal feathered clapboard
joints, three laps of clapboard, and three comer connections.
E. Sealer for exposed ends of clapboards.
1.6 PRODUCT DELIVERY, STORAGE AND HANDLING
Deliver, store and handle materials in strict compliance with manufacturer's
instructions and recommendations. Protect materials from all possible damage.
1.7 PROTECTION
Cover all work that is unfinished and will allow water infiltration at the end of each
day and whenever work is not in progress. Protect all new installations from
damage due to other work.
PART2-PRODUCTS
2.1 MATERIALS
Clapboards:
i. Wood is to be clear white oak without knots. Only white oak is acceptable.
Wood is to be air-dried if possible. If kiln dried wood is used, the moisture
levei must match that of the house.
ii. Size: 7 ¥2 inches wide with 5" exposure to the weather. Each clapboard is to
be span two bays in length at minimum.
iii. Shape: feather edged at one end of each length of clapboard. Each board
to have and a ~ bottom edge.
iv. Cut: Riven or if saw cut, clapboards are to have a vertical grair~.

Fasteners: Size of nail is to be 10d or 8d. Use of smaller diameter nail requires
written approval by the Architectural Conservator and Engineer. Head of nail is
to be hammered to a rosehead finish. Length of fastener shall be a minimum of
2 inches; use of a shorter length nail requires written approval by the

Architectural Conservator and Engineer. One possible nail is Tremont Steel Cut
Nails, Decorative Wrought Head Hot Dip Galvanized, produced by the Tremont
Nail Company or approved equal.
Stainless Steel Elements: Unless otherwise noted, all stainless steel elements shall
conform to ASTM A276/F593, grade 316.

PART 3 - EXECUTION
3.1 INSPECTION

Thoroughly and carefully inspect substrates, previously related work, and conditions
under which work is to be installed and identify defects and deficiencies. Correct
defects and deficiencies before installing work of this Section.
REMOVAL OF OLD CLAPBOARDS
Care is to be taken when removing existing clapboards not to damage the
sheathing and studs.
Methodology for removal of these clapboards is to be determined prior to full-scale
demolition.
INSPECTION OF TIMBER FRAMING
All sheathing covering girts, sills, and posts is to be removed to allow for the
inspection of the timber framing by the Engineer.
The Construction Manger is to be notified one week in advance of the date that the
framing is to be exposed.
C. The Engineer will inspect and design all required timber framing repairs.
Repairs are to be made to the timber framing prior to the reinstallation of the
sheathing and the installation of the new clapboards.
3.2 PREPARATION
A. Ensure all horizontal joints are prepared for lap joint.
If a clear coating is used, it is to be applied to the clapboard prior to installation. All
sides and edges are to be coated. See Section 09900 - Coatings.

CLAPBOARDS
All clapboards are to be nailed to existing wood framing posts according to nailing
pattern as shown in 1940 HABS drawings.
B. Clapboards are to be installed from the bottom up.
All clapboards are to be lapped horizontally with a lap ranging from 1" to 4" and
each lap is to be secured with the specified roseheaded nail,
D, The clapboards are to lapped vertically with 5" to the weather.
The corners are to be alternating exposed butted courses on each facade.
Corners are not to be mitred. This type of corner is known as a "Boston Corner".
All ends of the exposed butted comers are to be planed.
Exposed ends are to be sealed. Possible sealers are paraffin or varnish.
Nailing may require pre-drilling of hole to ensure the clapboards do not split. Pre-
drilled hole must be smaller than the nail shank.
3.4 PROTECTION

Provide final protection and maintain conditions in a manner that insures that
woodwork is without damage or deterioration at time of final acceptance.

CEDAR SHINGLE ROOFING
PART 1 - GENERAL
1.1 SUMMARY
This Section includes cedar wood shingle, roof-sheathing or decking and
associated flashing and sheet metal repairs. All work to match existing in all
respects including but not limited dimension unless otherwise indicated.
1.2 SUBMITTALS
Product Data: Include construction details, material descriptions, dimensions of
individual components and profiles, and finishes for each type of product
indicated.
B. Provide the following as required by the Architect:
Shop Drawings: Include plans, elevations, and sections at gables, ridges,
chimney, and eaves; and attachments to other Work.
Samples for Initial Selection: Manufacturer's color charts consisting of
units or sections of units showing the full range of colors and textures, and
available for shingle indicated.
Samples for Verification: Full-size units for cedar shingle indicated; in set
for each color, texture, shape, thickness and size specified, showing the
full range of variations expected. Prepare Samples from the same material
to be used for the Work.
1.3 QUALITY ASSURANCE
Standards: American Society for Testing and Materials (ASTM); National Roof-
ing Contractors Association (NRCA); Sheet Metal and Air Conditioning Con-
tractors nations Association (SMACNA); "Architectural Sheet Metal'~ latest addi-
tion; Revere Copper Products, Inc. "Copper and Common Sense", latest edition;
manufacturers' printed recommendations, as amended, latest addition.
Workmanship: Mechanics shall have skill and experience of sufficient level to
qualify them as expert roofers; and particular skill and experience in laying wood
shingle roofs. Mechanics shall be carefully supervised, and shall perform all
work in such a manner as to insure weather -tight roofing installations. In
acceptance or rejection of shingle and flashing work, no allowance will be made
for lack of skill on the part of the workers.

Source Limitations for Cedar Shingles: Obtain cedar shingles from one source
with adequate resources to provide materials of consistent quality in appearance
and physical properties.
Do
Mockups: Before installing cedar shingles, build mockups for laps, nailing
pattern, sheathing attachment and condition required to verify selections made
under sample Submittals and to demonstrate aesthetic effects and qualities of
materials and execution. Build mockups to comply with the following
requirements, using materials indicated for the completed Work:

Build mockups in the location and of the size indicated or, if not indicated,
as directed by Owner's Representative.
Include sheathing, shingles; attachment provisions and devices; flashing;
and other accessories required.

when mockups will be constructed.
Demonstrate the proposed range of aesthetic effects and workmanship.

Warranty: Submit written warranty executed by the contractor agreeing to repair
or replace cedar roofing shingles and/or sheet metal flashings that fail to remain
weather tight within the specified warranty period.
1. Warranty Period: 3-years from date of completion.
Follow Up Inspection and Repairs: In order to observe and perform additional
repairs that may be required due to damage to shingles or other unseen conditions
detrimental to roof performance. Contractor's Project Management and Labor
Personnel to return to site and provide access for Owner's Representative to
inspect entire roof. Contractor to repair the roof as indicated by the Architect.

final completion of roofing work
DELIVERY, STORAGE, AND HANDLING
Deliver cedar shingles to Project site and store as close as possible to the point of
installation to minimize damage while handling.
All repairs to be promptly performed by experienced roofers working under an
experienced roofing contractor. Each must have a minimum of 5 consecutive
years continuous experience in this type of work.

Store and handle roofing materials to prevent breakage and ensure dryness. Store
in a dry, well-ventilated, weathertight place. Store materials on pallets or another
raised surface.
Do not leave sheathing open on roof overnight or when roofing work is not in
progress unless protected from weather or other moisture sources.
Handle and store materials and equipment in a manner to avoid significant or
permanent deflection of sheathing.
EXTRA MATERIALS
Furnish extra materials described below that match products installed and that are
packaged with protective covering for storage and identified with labels
describing contents. Cedar Shingles: Units equal to 10 percent of amount
installed.

manufacturers offering cedar shingles that may be incorporated into the Work

grain. Vertical grain is taken to mean grain is perpendicular to the butt. These
type of shingles are often sold as Number 1 grade, Blue label.

PART3-EXECUTION
3.1 EXAMINATION
Pre-Construction Roofing Conference including the Contractor Job
Superintendent/Foreman in charge, Architect and Owner to review conditions,
and repair criteria.
Examine substrate and conditions under which shingle Work is to be performed;
notify Contractor and Architect in writing of unsatisfactory conditions. Proceed
with shingle Work only after unsatisfactory conditions have been corrected.
3.2 PROTECTION
A. Remove and install only as much roofing as can be fully protected daily.
The contractor shall be responsible for protection of all building elements not
scheduled for work from any damage resulting from the work of this ~ection. The
contractor shall also be fully responsible for maintaining the weather tightness of
all portions of the roof during re-roofing operations.
The Contractor or his authorized representative shall be available on two hour's
notice, twenty-four hours a day for the duration of this contract, to repair and
prevent any and all leaks related to this work. The Contractor shall furnish the
Owner with personal telephone numbers(s) and name of the person(s) that will
respond in the event of an emergency.

Substrate: Proceed with shingle installation only after substrate construction,
chimney rebuilding, and other penetrating work is complete and when substrate
materials are dry.

Completely remove all shingles and nails carefully to ensure minimal
damage to sheathing and rafters.
C. Limit extent of walking or otherwise loading the roof surface
Contractor to act in a.safe manner complying with, but not limited to, OSHA,
state and local agencies having jurisdiction.
Contractor to protect the roofing surfaces to the greatest extent possible including
but not limited to appropriate foot wear, padded ridge ladders and reduced foot
traffic. The contractor is responsible for all additional roof damage.
INSTALLATION
Solid lumber sheathing repairs to use good carpentry practice including all
materials and requirements in other specification sections concerning carpentry.
Match existing sheathing thickness and board size. Plywood and pressure treated
lumber are NOT PERMITTED. Nail all repairs to rafters.
Use solid sawn butted White Pine -thickness to match existing unless
otherwise indicated.
Sheet Metal Flashing Installation: Install sheet metal flashing, chimney flashing,
and edge protection as indicated and in compliance with details and
recommendations of NRCA's "Steep Roofing Manual."
Fabricate and install work with lines and corners of exposed units true and
accurate. Form exposed faces fiat and free of buckles, excessive waves and
avoidable tool marks, consider the temper and reflectivity of the metal. Provide
uniform and neat seams with minimum exposure of solder and welds. Except as
otherwise shown, fold back the sheet metal to forma hem on the 4oncealed side
of exposed edges.
Where flashings occur perpendicular to slope, return sheet metal to the
shingle head -extend full height of shingle up to nails.
Edge and Drip Strips: Provide where sheet metal extends over edges and
where necessary to secure sheet metal work at eaves, gables, rakes, and
elsewhere. Form edge strips of 1 ~A inch by 1/8 inch 16 ounce copper
sheet. Secure to building construction with brass screws spaced not over
12 inches o.c.

4. No soldering of flashing is allowed on the building.
Nailing
1. Nail shingles So nail heads are driven flush but not into the wood shingle.
Nail head must not crush the wood.
2. Provide 2-nails per shingle minimum unless otherwise indicated.
The replacement shingles to match the size, shape, texture, edge condition,
thickness, and weathered condition of existing.
3.5 ADJUSTING AND CLEANING

A. Remove and replace damaged or broken shingles.
B. Remove excess shingles and debris from Project site.
Provide for return of Owner's Representative to inspect and repair the roof 3-
months and 12-monts after completion in order to access additional repairs.
ADDITIONAL STOCK FOR PATCHING AND REPAIR
Furnish Owner with 10% overage of shingles all new and in good condition; same
as specified in Part 2, above. Deliver additional stock to specific location on the
premises as directed by Owner.

COPPER SHEET METAL FLASHING
PART1-GENERAL
1.1 DESCRIPTION OF WORK
The work in this section includes, but is not limited to the following:
Installation of copper flashing at all windows, doors, comers, and junctures in the
walls.

1.3 INTENT
The major intent of this section is to provide flashing that is not visible but that
transports water away from the interior of the building. Flashing does not appear to
have been a component of the 1940's restoration of the house. However, water
infiltration is causing damage to original house fabric and therefore, every effort is to
be made during the installation of the flashing to ensure that it is not visually
intrusive and that it does not in any way cause damage to the original fabric of the
building.
1.4 QUALITY ASSURANCE
All copper sheet metal work shall conform to standards set forth in the SMACNA
sheet metal manual.
Use skilled and experienced personnel, carefully supervised, in such a manner as
to achieve weathertight flashing installation. All workers shall have sufficient
experience to qualify them as expert sheet metal workers.
A Water test using a hose is to be performed after the installation of the window and
door flashing, and clapboard to ensure that water will not penetrate the flashing as it
is installed around the openings. The water test is to be observed by the Owners
Representative and the Construction Manager.
1.5 SUBMITTALS
Shop Drawings: Contractor shall submit to Owner and Construction Manager all
necessary shop drawings. Drawings shall include joints, cleats if necessary,
counterflashing, reglet details, types and location of fasteners, special shapes, and
other components.
Samples: Provide one 12-inch sample of copper sheet metal of gauge to be used
to the Construction Manager.

Submit welding instruction, printed instructions, and any recommendations for
installation of copper flashing to the Construction Manager.

recommended for by sheet metal manufacturer. Flux shall be paste or acid type as
recommended by sheet metal manufacturer.
Sealant: As recommended by the sheet metal manufacturer and the AWl,
Architectural Woodwork Institute.
PART 3 - EXECUTION
3.1 INSPECTION

PREPARATION

B. Before commencing work, verify shapes and dimensions of surfaces to be covered.
C. Flashing is to extend at least 18 inches beyond edge of opening.
INSTALLATION
A. Tinning and Soldering
No soldering or tinning is to be performed on the building. All soldering
must be performed when the metal if off the building. If any soldering
occurs on the building, a 24-hour watch must be posted and the fire
department must be notified.
ii.
Use soldering irons (heavy coppers) as Industry Standard. Torch
soldering is not acceptable.
iii. Clean, flux, and tin all surfaces to be soldered.
iv.
Sweat solder thoroughly into seams, completely filling the seam for the full
width.
Upon completion of soldering, remove all traces of flux residue, and if
required, apply a neutralizing wash followed by a clean water wash.
Installation
All surfaces to receive flashing shall be reasonably smooth, free from
irregularities.
ii.
Install flashing in continuous lengths with the minimum number of joints.
Door and window flashing shall be installed in one continuous length from
side to side at the heads and sills.
iii. At corners and other junctures, fit flashing to the proper contour.
iV.
Joints: Lap joints at least 4 inches, sealed with sheet metal manufacturer
approved sealant.
All openings must have flashing extending 18 inches beyond the opening
into the wall.
WATER SPRAY TEST
A garden hose and nozzle attached to a water spigot may be used to perform the
water test.

COPPER SHEET METAL FLASHING
A moisture meter should be used to test all interior wood at the window and
adjacent wood where the spray tests is to occur.
The water should be sprayed on the windows at the joint between the clapboard
and the window frame for 15 minutes. Someone should remain in the house at all
times dudng the spray testing.
D. A moisture meter should be used to recheck the wood after the test.
3.5 PROTECTION

WOOD CASEMENT AND FIXED SASH WINDOWR
PART1-GENERAL
1.1 DESCRIPTION OF WORK
The work in this section includes, but is not limited to the following:

The removal and replacement of the existing 1940's window frames and sash
with new frames and sash that conform to the documented earliest windows
found in the house during the 1940's HABS survey. It is understood that the
window locations and possibly the windows are not an exact replica of 17th
century windows.
The window sash are all to be replaced and coated with a clear protective
coating prior to installation.
The lead came window lights are to be cleaned, repaired or replaced by glass
conservator, Studio Restorations, Inc. (631) 477-2925, or approved equal. All
glass that can be conserved is to be reused in the repaired or replaced lead
came lights. It is very important that every effort be made to conserve the very
old glass.

manufacturing schedule with construction progress to avoid delay of
Work.

Samples: submit samples of profiles of fixed window sash, casement window
sash, window frame, window head, nails to be used to attach the window frame

Deliver, store and handle materials in strict compliance with any manufacturer's
instructions and recommendations. Protect materials from all possible damage.
Ensure all materials are stored off the ground and in a secure location where
they can be kept dry.

Cover all work that is unfinished and will allow water infiltration at the end of each

After delivery of windows to the Site and before installation, the Owner and
Architectural Conservator reserve the right to examine and inspect the windows
to ensure that they comply with all specifications. If windows are found not to
comply with specifications, the windows will be returned to the Contractor for
refabrication at no cost to the Owner.
3.2 REMOVAL OF EXISTING WINDOWS
A. Document the existing windows and their installation prior to removals.
Removals should be done with care to ensure there is no further damage done to
the framing of the house and in a manner to allow easy installation of the new
windows.
No windows are to be removed from the site without the permission of the
Owner's Representative and the Architectural Conservator.
At least one window is to be salvaged as documentation of the 1940's
restoration.
3.3 COATING OF WOOD WINDOW MEMBERS
All wood window members are to be coated with approved clear protective
coating.

which constitute a fire hazard in airtight metal containers. Remove all such

3. Apply coating to dry and clean surfaces only.
Do not coat in snow, rain, fog, mist or when the relative humidity exceeds

Do not coat when the temperature is below 50 degrees F or when the
temperature may drop below 50 degrees F at any time during the 24-hour
period after paint application.
7. Do not coat in direct sun.
GUARANTEE
The coating manufacturer shall guarantee its product for a 2-year period, and shall
replace defective coating at no extra cost to the owner.

2.2 MATERIALS
A. GENERAL:
All materials shall conform to the current "Specification Requirements" of the
Amedcan Society for Testing and Materials.
2. Comply with all Federal, State, and Local VOC regulations.
Where any manufacturer listed makes more than one grade of each
material specified, use the highest grade of each type whether or not the
material is mentioned by trade name in these specifications.
Follow manufacturer's instructions regarding preparation of surfaces,
mixing, applying, drying, etc. In case of conflict with this specification, the
manufacturer's specifications govern.
For succeeding coats on any surface, only use only compatible products
and vedfy whether or not it must be wet on top of wet or wet on top of dry.
PART 3 - EXECUTION
3.1 EXAMINATION
Examine the areas and conditions under which work of this section wilt be
performed. Correct conditions detrimental to timely and proper completion of the
work. Do not proceed until unsatisfactory conditions are corrected.
3.2 PROTECTION OF ADJACENT SURFACES
Use polyethylene sheeting or drop cloths to protect all surfaces not requiring
coating.
Maintain all wrappings or other factory-applied protection furnished with items
provided by other trades and installed in areas where coating is required. If
protection is displaced or removed, replace for duration of coating work.
3.3 MATERIALS PREPARATION
A. General:
1. Mix and prepare coating material in strict accordance with the
manufacturer's recommendations.
2. When materials are not in use, store in tightly covered containers.

Maintain containers used in storage, mixing and application of coating in a
clean condition, free from foreign materials and residue.
B. Stirring:
Stir coating before application and at frequent intervals during application to
produce a mixture of uniform density.
3.4 SURFACE PREPARATION

Hand sand all designated wood surfaces. All small minor cracks imperfections and
holes shall be filled in with approved wood filler and sanded to a smooth finish.
Properly clean and prepare all wood surfaces to receive a finish free of all dust,
grease, oil, dirt, mildew, loose wood fibers, or other foreign matter, as required by
manufacturer's surface preparation specifications.
Surfaces must be dry with moisture content below 15% or surface must be exposed
to dry weather for 5 days.
Anew smooth wood that is unseasoned or appears shiny should be allowed to
weather sufficiently before staining, but generally no longer than three months.
APPLICATION OF COATING
Apply coating in accordance with manufacturer's directions. Use methods best
suited for the type of coating being applied.
B. Perform all coating in a professional manner with skilled mechanics.
Keep coating free from skins, lumps and foreign matter. Keep pigment fillers and
other materials well stirred while material is being applied. Stir thoroughly prior to
starting and occasionally during use.
Apply coating in a smooth, even film, free from runs, brush marks, laps, spotting or
other surface imperfections. Finish surfaces shall be uniform. To avoid lap marks,
start at one edge and follow through to the end of the boards. Best results can be
obtained using a high-quality, natural, bristle brush. Apply in small sections at a
time.
One coat is recommended. For additional protection, apply a second coat
approximately 15 minutes after the first coat. The second coat must be applied
while the first coat is still wet.
E. Apply only as much stain as the wood will absorb. It must not pool on surface.
3.6 CLEANING

1.3 INTENT
1.4
The major intent of this section is to provide protection to the timber framing. This
protection was not available during the 1940 restoration of the house. However,
insect infestation is causing damage to original house fabric and therefore, every
effort is to be made during the application of borate treatments to ensure that they
are not visually intrusive and that it does not in any way cause damage to the
original fabric of the building. Borates travel through wood and therefore are more
than a surface treatment.
QUALITY ASSURANCE
A. All application of borates will be according to the manufacturer's instructions.
Use skilled and experienced personnel, carefully supervised, in such a manner as
to achieve proper installation. All workers shall have sufficient experience to qualify
them as expert borate applicators.

3.1 INSPECTION
Thoroughly and carefully inspect substrates, previously related work, and conditions
under which work is to be installed and identify defects and deficiencies. Correct
defects and deficiencies before installing work of this Section.
3.2 PREPARATION
All dirty surfaces must be cleaned prior to treatment. Surfaces can be vacuumed or
brushed prior to treatment. If there is any accumulation of oils or other dirt that can
not be brush removed, clean with detergent and rinse well.
Apply only to bare wood or to wood surfaces that have not been treated with a
water repellent or finish such as paint.
3.2 APPLICATION OF BORATE SOLUTION
A. Mix Bora-Care solution 1:1, one part water to one part Bora-Care.
B. Borate solution can be applied by brush, roller, spray or injection.
If applying with hand sprayer, mix in a clean container. Stir the diluted solution until
completely mixed and then place in spray tank. Do not mix in spray tank as it will
block hoses and nozzles.

Apply one coat of diluted Bora-Care solution (the 1:1 mix) to the point of wetness to
all infested and susceptible wood that is less than 6" by 12". The solution must be
applied to bare wood only.
Wood members with only one or two exposed sides should have two coats of Bora-
Care solution applied.
All timbers greater than 6' by 12" should have two coats of solution applied. Wait at
least I (one) hour between applications.
Wood that is being treated with Bora-Care should not be subject to any water or
excess moisture for 48 hours after treatment.
3.4 APPLICATION OF WATER DIFFUSIBLE BORATE RODS
Borate rods are only to be used in wood that is not visible from any point within the
house. This limits possible use of the borate rods to the sills and the first floor joists.
Drill holes in wood at specifically determined locations that are calculated using the
diffusion tables provided by the manufacturer of the rods. The holes shall not be
larger than necessary to fit the rods. It is recommended that 6 ounces of boric acid
equivalent be used per cubic foot of wood.
The size of the rod is computed according to the manufacturer's instructions.
Generally for timber framing the rods are ~' diameter by 2" length.
D. Insert the rods in the wood.
E. Seal the hole in the wood with material compatible with the wood.
3.5 PROTECTION
Provide protection and maintain conditions in a manner that insures that woodwork
and flashing is without damage or deterioration at time of final acceptance.
