BETWEEN DORIS A. THOMAS, formerly known as Doris A. Cornelius, residing at 24
Allwood Road, East Brunswick,New Jersey,party of the first part,
DORIS A.THOMAS and KIM &.'CORNEUS, her daughter, residing at 24
Allwood Road, East Brunswick New Jersey, parties of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part,does hereby grant and release unto the party of
the second part,the heirs or successors or assigns of the party of the second part forever, an
undivided one-third(1/3) interest in and to AI.L that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, Iving and being at Sandy Beach, Village of
Greenport,Town of Southold, County of Suffolk and State of New York, bounded and described
as follows:
North by Sterling Basin;
East by land now or formerly of Fall;
West by land now or formerly of Stoothoff;and
South by Greenport Harbor,
and more fully dlescribed on Schedule A, attached hereto.
SUBJECT TO AND TOGETHER WITH easements of record,
BEING AND INTENDED TO BE all of that one-third(1/3) interest in and to land conveyed to
the party of the first part by a deed dated August 20, 1975, and recorded on September 9, 1975, in
the Office of the Clerk of Suffolk County in Liber 7905.of Conveyances and Page 339,e4.

TOGETHER WITH all right,tide and interest, if any, of the party of the first part of, in and to
any streets and roads abutting the above-describes premises to the center lines thereof;
TOGETHER WITH the appurtenances and all the estate and rights of the party of the first part
in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the parties
of the second part,the heirs or successors and assigns of the parties of the second part forever, as
joint tenants with the right of survivorship.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose. The word "party" shall be construed
as if it read "parties"whenever the sense of this indenture so requires.

Conveyance from Doris A. Thomas, grantor, to
Doris A Thomas and Kim S. CQmelius a joint tenants with right of survival grantees
ALL of that certain plot, piece or parcel of land with the buildings and improvements
thereon erected, situate, lying and being at Sandy Beach in the Village of Greenport, Town of
Southold and State of New York, being bounded and described as follows:
BEGINNING at the northeasterly corner of the premises hereby conveyed on the
northerly side of a Right of Way hereinafter mentioned and defined, which line is also the southerly
line of land now or formerly of Herbert Fordham, at a point distant 755.18 feet westerly on a course
of North 68 degrees 53 minutes 20 seconds westerly from a locust post situate in the westerly line of
land formerly of Inez Fordham and running from said beginning westerly along the northerly line of
said Right of Way North 68 degrees 53 minutes 20 seconds west ten(10) feet to other land formerly
of Donald Allen; running thence southerly and along the said other land formerly of Donald Allen
104.46 feet to a point in the southerly line of land granted by the People of the State of New York to
Sandy Beach Association of Greenport,N.Y., Inc., by a grant or patent recorded in the office of the
Secretary of State of the State of New York and also recorded in the office of the Clerk of Suffolk
County and which point is the southwesterly corner of the premises herein described and the
southeasterly comer of said Allen's land; running thence easterly and along the southerly line of said
grant or patent on a course of south 56 degrees 23 minutes 10 seconds East ten(10) feet; thence
northerly and parallel with the easterly line of said land formerly of Donald Allen 105 feet more or
less to the northerly line of said Right of Way at the BEGINNING. The above courses being
according to the true north meridian.
TOGETHER WITH Riparian Rights in Greenport Harbor in front of and abutting
said premises:
SUBJECT, however,to easement by right of way over and upon the northerly 30 feet
of the premises herein conveyed; and together with easements by right of way over other portions of
the right of way which embraces the northerly 30 feet of the premises formerly of Sandy Beach
Association of Greenport,N.Y., Inc., between lands of Inez Fordham on the east thereof and the
lands of Herbert Fordham on the west thereof.
ALSO, together with a right of way, in common with others, upon, over and across a
parcel of land adjoining said last above mentioned right of way on the north thereof, and which
parcel of land is referred to as Parcel "C" in the interlocutory judgment of 1929 in the partition
action in the County Court, Suffolk County entitled Archibald N. Young,plaintiff, against Nettie E.
Hall and others, defendants,which said last mentioned right of way extends north to Manhanset
Avenue.
SUBJECT TO covenants, restrictions and easements of record.
ALSO, ALL that certain plot,piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the Village of Greenport, Town of
Southold, County of Suffolk and State of New York, bounded and described as follows:

BEGINNING at a point on the northerly line of a certain right of way which point is
the northwesterly corner of other lands formerly of Donald Allen; running thence northerly at right
angles to the northerly line of said right of way one hundred (100) feet; THENCE easterly and at
right angles to the last mentioned line forty-five (45) feet; THENCE southerly and at right angles to
the last mentioned line one hundred (100) feet to the northerly line of the aforesaid right of way;
THENCE westerly along the northerly line of said right of way forty-five (45) feet to the point or
place of BEGINNING. BEING AND INTENDED TO BE, those premises conveyed to Donald
Allen by two deeds recorded by the Clerk of Suffolk County at:
1. Liber 3983 C/p. 115 et. seq.; and
2. Liber 5349 C/p. 209 et seq.
ALSO, ALL of that certain lot,piece or parcel of land with any buildings and
improvements thereon erected, being a part of the land and premises formerly owned by the Sandy
Beach Association of Greenport, N.Y., Inc., and situate, lying and being in the Village of Greenport,
Town of Southold, in the County of Suffolk and State of New York, and which said lot hereby
conveyed is more particularly bounded and described as follows:
BEGINNING at the northeasterly corner of the premises hereby conveyed on the
northerly line of a right of way hereinafter mentioned and defined, which line is also the southerly
line of land now or formerly of Herbert Fordham, and at a stake set in said corner, which stake is
distant seven hundred sixty-five and eighteen hundredths (765.18) feet westerly on a course of north
sixty eight degrees fifty-three minutes twenty seconds west from a locust post set in the westerly line
of land now or formerly of Inez Fordham, and running from said point of beginning westerly along
the said northerly line of said right of way north sixty-eight degrees fifty-three minutes twenty
seconds west thirty-five(35) feet to another stake in the northwesterly corner of the lot herein
described and the northeasterly corner of a lot of land conveyed or about to be conveyed to
Stoothoff; running thence southerly along the easterly line of said Stoothoff s land on a course of
south twenty-one degrees, six minutes forty seconds west one hundred two and ninety-three
hundredths(102.93) feet to a point in the southerly line of land granted by the People of the State of
New York to the Sandy Beach Association of Greenport,N.Y., Inc.,and which grant or patent is
recorded in the office of the Secretary of State of the State of New York and also recorded in the
office of the Clerk of Suffolk County,N.Y., and which point is the southwesterly corner of the
premises herein described and the southeasterly corner of said Stoothoff s land; running thence in an
easterly direction and along the southerly line of said grant or patent on a course of south sixty-six
degrees, twenty-three minutes ten seconds east a distance of thirty-five and three hundredths (35.03)
feet to a point on said patent-line distant eight hundred five and ninety-five hundredths (805.95)feet
westerly, measured along the same from the southeasterly corner of said grant or patent, and being
the southeasterly comer of the premises herein described, and the southwesterly corner of other land
now or formerly of the Sandy Beach Association; running thence in a northerly direction and along
the westerly line of said other land now or formerly of the Sandy Beach Association and on a course
of north twenty-one degrees six minutes forth seconds east one hundred four and forth-six
hundredths (104.46) feet the the northeasterly corner of the lot herein described and northwesterly
corner of said other lot of land now or formerly of the Sandy Beach Association on the northerly line
of said right of way at the point or place of BEGINNING.
