ALL THAT CERTAIN PLOT, piece or parcer of rand, situate, lying and being in the Hamlet of
Laurel, Town of Southold, County of Suffolk and State of New York known and designated as Lot
No. 43 on a certain map entitled "Map of Laurel Park~, and filed in the Office of the Clerk of the
County of Suffolk on October 5, 1925 as Map Number 212, said lot being more particularly
bounded and described as follows:
BEGINNING at a point on the easterly side of North Oakwood Road, where the same is
intersected by the division line between lots 42 and 43 as shown on the aforesaid map, said
point or place of beginning being distant 680 feet northerly as measured along the easterly side
of North Oakwood Road from the corner formed by the intersection of the easterly side of
North Oakwood Road with the northerly side of Peconic Bay Boulevard;
RUNNING THENCE from said point or place of beginning along the easterly side of North
Oakwood Road North :~9 degrees 22 minutes .~0 seconds West $0.00 feet to the division line
between lots 43 and 44;
RUNNING THENCE along said last mentioned division line North 69 degrees 08 minutes 40
seconds East :L91,00 feet to the shore line of Brushes Creek (as of 4/21/97);
RUNNING THENCE along Brushes Creek the following tie line courses and distances: South

second part, the heirs or successors and assigns of the party of the second part forever.
TOGETHER with and SUBJECT to the rights and privileges as contained in former deeds record
and easements in USER 1887, cp 32, LIBER 2638, cp. 42.0, and LIBER 8475, cp. 87.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever,
except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part wiir receive the consideration for thrs conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying
the cost of the improvement and wirl apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture
so requires.
