ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon

intersection of the southwesterly line of Pine Wood Road with the northwesterly line of Southern
(South) Cross Road; running thence along the said northwesterly line of Southern (South)Cross Road,
South 57 degrees 42 minutes 00 seconds West 140 feet to a monument and land now or formerly of
Jennie Fisher; running thence along said land of Fisher North 35 degrees 43 minutes 50 seconds West
100.18 feet to a monument and land now or formerly of Raymond R. Huntington or Fleet; running
thence along said land North 57 degrees 42 minutes 00 seconds East 140 .feet to the southwesterly line of
Pine Wood Road; running thence along thc southwesterly line of Pine Wood Road South 35 degrees 43

BEING AND INTENDED TO BE the same premises as conveyed to the grantor herein by deed
from Claim A[ Chambrun dated September 24, 2010 and recorded in the Office of the Suffolk County
Clerk on October 26, 2010 in Liber 12641 page 270.
Subject to a life estate retained by Claire A. Chambrun in said deed dated September 24, 2010 by
which Claire A. Chambmn reserved the fight to use and occupancy of the premises during her lifetime as
a legal life estate, with the Grantor to pay for all maintenahce and repairs, insurance charges and taxes
relating to such premises.

AND the party of the first part, covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first pan will receive the consideration fo~ this conveyance and will hold the fight to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of thc
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
