RESERVING, however, a legal life estate in and to Rodman Pell
for the use of the garage portion of the premises herein as
an art gallery, without charge, provided that he pays and
discharges all bills for utilities used at' the premises. This
life estate shall automatically terminate if Rodman Pell ceases
to physically occupy the premises for a period of more than thirty
(30) donsecutive days or shall reside in a nursing home or
similar facility.
