DAVIDS, residing at 600 North Road, Greenport, New York 11944 party of the first part, and THOMAS J. COLLIGAN and LAURIE 40 COLLIGAN, His Wiff both residing at 11 Cayton Street, E. Northport, New York 11731 party of the second part, WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the North of the Village of Greenport, in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a concrete monument set on the Southerly side of North Road (a/k/a Main Road) at the Northwest corner of land now or formerly of R. Van Tuyl, said point of beginning being also distant 80.0 feet Westerly from the comer formed by the intersection of the said Southerly side of North Road with the Westerly side of Bailey Avenue; RUNNING THENCE along the Westerly side of last mentioned land South 33 degrees 15 minutes 20 seconds East a distance of 127.11 feet to the Northerly line of lands now or formerly of Katz 6r Orons; RUNNING THENCE along the Northerly line of said last mentioned ]And ,South 74 degrees 19 minutes 40 seconds West, a distance of 79.32 feet to the Easterly line of lands now or formerly of Katsamakis and others; RUNNING THENCE along the Easterly line of said last mentioned land North 32 degrees 21 minutes West, a distance of 128.63 feet to a granite monument set on the Southerly line or side of North Road at the Northeast corner of said land now or formerly of Katsamakis; RUNNING THENCE along the Southerly side of North Road North 75 degrees 19 minutes East, a distance of 80.00 feet to a concrete monument at the point or place of BEGINNING. The Grantor herein being the same person as the named Grantee in a certain deed dated 8/19/60 and recorded 8/22/60 in Liber 4862, cp 204. Premises known as 600 North Road, Greenport, New York 11944 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO }IOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of I the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part; in corgQliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideratibn for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
