filed in the Suffolk County Clerk' s Office on 3/7/1966 under the
Map No. 4586 which said lot is more particularly bounded and
described as follows:
BEGINNING at a point on the northerly side of Sound Drive where
the division line between Lot No. 116 and Lot 115 intersects the
Northerly side of Sound Drive; running thence North 24 degrees 14
minutes 40 seconds West along said last mentioned division 301 . 18
feet to the ordinary high water mark of Long Island Sound; thence
North 45 degrees 00 minutes 00 seconds East along said high water
mark, 106 .00 feet to the division line between Lot No. 116 and
Lot No. 117 as shown on the above mentioned map; thence South 24
degrees 10 minutes 10 seconds East along said last mentioned
division line 322 .68 feet to the northerly side of Sound Drive;
thence South 56 degrees 30 minutes 20 seconds West along the
northerly side of Sound Drive 100.00 feet to the point or place
of beginning .
TOGETHER with a Right of Way from Middle Country Road to the
Premises herein described over the roads shown on the map of
"Eastern Shores at Greenport, Section 2" filed 8/10/1965 as Map
No. 4426. .11
TOGETHER with the right to use the beach as described in deed
dated 3/17/65, recorded 3/18/65 in Liber 5716 cp 16 and the Right
of Way thereto, which said Right of Way and the Right of Way
hereinabove mentioned are both subject to the use of all other
owners of lots on all "Eastern Shores at Greenport" sections
heretobefore or hereafter filed in the Suffolk County Clerk' s
Office.
SUBJECT to covenants and restrictions contained in deed from
H.J.S. Land and Development Corp. to grantor herein dated June
10, 1966, recorded in the Suffolk County Clerk' s Office on June
13, 1966, in Liber 5972 of deeds at page 510 insofar as they may
now affect said-Orealgees. —
