Bargain and Sale Deed with Covenants

This. Indenture, made the 27th day of May, Nineteen Hundred and
Ninety Three Ise
Between ALPHONSE DIPALO residing at 205 MelParkway, East
Patchogue, New York
party of the first part, and
HELEN SIDERIS and NICHOLAS SIDERIS, her husband residing at 28-20
21st Avenue, Astoria, New York
party of the second part,
Witnesseth, that the party of the first part, in consideration of
Ten Dollars and other valuable consideration paid by the party of
the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party
of the second part forever,
All that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being in the
Village of Greenport, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows :
100 BEGINNING at a point on the curved northwesterly line of Beach
Street 125 .0 feet southwesterly along said northwesterly line from
its intersection with the northerly boundary line of the

1940 and recorded in the Suffolk County Clerk's Office in Liber

boundary and along land now or formerly of H. Moller 158 . 00 feet to
the westerly side of Beach Street;
THENCE southerly and southwesterly along the westerly and
northwesterly side of Beach Street along the arc of a curve bearing
to the right having a radius of 170 . 00 feet a distance of 125 . 00
feet to the point or place of beginning, and also
ALL that certain plot, piece or parcel of land, with the buildings

land now or formerly of Price;
THENCE along land last mentioned North 68 degrees 53 minutes 20
seconds West, 11 .59 feet to the northeasterly corner of land now or
formerly of John Adams;
THENCE along land or formerly of Henry Tasker North 21 degrees 06
minutes 40 seconds East, 20 . 0 feet;
THENCE along land of the parties of the second part, thereinabove
described South 68 degrees 53 minutes 20 seconds East, 85 . 68 feet
to the point or place of BEGINNING.
Together with all rights, title and interest of, in and to any
streets and roads abutting the above described premises, to the
center line thereof.
BEING AND INTENDED TO BE the same premises conveyed to Alphonse
DiPalo by deed dated May 18, 1987 and recorded May 29, 1987, in Reel
Liber 10330 page 503 .
Together with all right, title and interest, if any, of the party
of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; Together with
the appurtenances and all the estate and rights of the party of the
first part in and to said premises; To Have and to Hold the
premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part
forever.
And the party of the first part covenants that the party of the
first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as
aforesaid.
And the party of the first part, in compliance with Section 13 of
the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any
other purpose.
The word "party" shall be construed as if it read "parties"
whenever the sense of this indenture so requires .
In Witness Whereof, the party of the first part has duly executed
this deed the day and year first above ' t n.
