party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
--successors-and-assigns=of-the-party of the-second-part-forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Greenport, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of North Street, distant easterly 62.00
feet when measured along the northerly side of North Street from the corner formed
by the intersection of the said northerly side of North Street with the easterly

RUNNING THENCE North 06 degrees 47 minutes 30 seconds West and along land now or
formerly of Gaffga, 105.91 feet to land now or formerly of Pyne;
THENCE easterly, northerly and again easterly along last mentioned land, the
following three (3) courses and distances :
1) North 84 degrees 22 minutes 20 seconds East 6.0 feet;
2) North 06 degrees 47 minutes 30 seconds West 5.0 feet to a monument;
3) North 84 degrees 22 minutes 20 seconds East 32. 16 feet to a monument and land
now or formerly of Grilli;
THENCE South 06 degrees 47 minutes 40 seconds East along last mentioned land 110.16
feet to a monument on the northerly side of North Street;
THENCE South 83 degrees 14 minutes 50 seconds West along the northerly side of
North Street, 38. 16 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as conveyed to the party of the first
part by deed dated February 6, 1987 and recorded in the Office of the Clerk of
the County of Suffolk on February 25, 1987 in Liber 10287 at page 53.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all

premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the

DESIGNATION
Dist. 1001 AND the party of the first part covenants that the party of the first part has not done or suffered anything
