QUITCLAIM DEED
This Indenture, made the 5th day of December, Two Thousand
and Six, ·
PAUL ~ and ~ STOUt~BU~G~, has wA£e, both
residing at 4015 Skunk Lane, Cutchogue, New York 11935,
party of the first part, and
THE PAUL STOUTENBURGH TRRB~ TRUST, under agreement
dated December 5, 2006, Peter Ross Stoutenburgh, residing
at 2885 ~ndian Neck Lane, Peconic, New York 11958, as
Trustee; party of the seco~ part,
WZ~NIBGgTH, that the party of the first part, in
consideration of Ten Oollars and other valuable
consideration paid by the party of the second part, does
hereby grant and release quitclaim unto the party of the
second part, the heirs or successors and assigns of the
party of the second part forever, all of the party of the
first part' s interest in
ALL that certain plot, piece or parcel of land, with
buildings and improvements thereon erected, situate, lying
and being at Cutchogue, Town of Southold, County of
Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point on the northerly line of Lupen Drive,
642.38 feet easterly along said northerly line from Bay
Avenue, said point of beginning being the southeasterly
corner of lot 4, "Map of Hickory Acres", filed in the
Suffolk County Clerk's O~fice as Nap ~3325~ from said
point og beginning running along said lot 4, North 17
degrees 58 minutes 40 seconds West - 151.55 feet to a
monument and land of the party of the second part, North
58 degrees 42 minutes 10 seconds East - 411.0 feet to an
iron pipe~ thence along land of the party o~ the first
part, two courses:
(1) SOuth 31 degrees 17 eutnutes 50 seconds East -
166.78 feet ~ thence
(2) South 58 degrees 42 minutes 10 seconds West -
396.97 feet to a monument at the ~ntersection of the
easte=ly line o~ Billard Road with said northerly line of
Lupen Drive~ thence along said northerly line, South 80
degrees 12 minutes 50 seconds west- 52.61 feet to the
point of BEGINNING.
Containing 1.637 acres.
BEIHG AUD TH~MDBD TO RE t~e same pren~ses conveyed to the
Grantor b~ Deed dated September 26, 1972 and recorded ~n
the Suffolk County Clerk's Office on October 10, 1972 in
Liber 7258 page 342, the Grantor being the same person
described as the Grantee in said Deed.
Together with all .right, title and interest, if any, of
the party of the ~irst part in and to any streets and
roads abutting the above-described pre~ses to the center
lines thereof;
Together with the appurtenances and all the estate and
rights of the party o~ the first part in and to said
premises;
To have and to hold the premises herein granted unto the
party of the second part, the heirs or successors and
assigns of the party of the second part forever.

And the party of the first part covenants that the par~y
of the first part has not done or suffered anything
whereby the said prem/ses have been encumbered in any way
whatever, ex~ept as aforesaid.
And the party of the first part, tn compliance with
Sectton 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for th~s
conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the
purpose of paying the cost of improvement and wi11 a~ply
the same first to the payment of the cost of the
improvement before using any part of the total of the same
for any other purpose. The word "party' shall be
construed as if it read 'parties' whenever the sense of
this indenture 8o requires.
