WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being-in the Village of Greenport, Town of Southold, Suffolk
County, New York, being a part of the premises conveyed by
Nathaniel L. Corwin, Sidney L. Griffin and J. Wickham Case,
Commissioners in Partition, to Jonas Smith by Deed dated June
14 , 1853 and recorded in the office of the Clerk of the County
of Suffolk on the 15th day of June, 1853 , which on a certain
DISTRICT Map of the Wiggins Estate dated May 19 , 1853 , signed by said
1001 Commissioners and filed in said County Clerk' s Office, is designated
as Lot number One Hundred and Sixty—three (163) bounded on
SECTION the North by Lot No. 162 , on the east by Sixth St. , on the
006.00 south by lands of the Long Island Railroad Company and on the
west by land of S . Buel Corwin.

03 . 00 BEING AND INTENDED TO be the same premises as conveyed to the
parties of the first part by deed dated November 12 , 1952 recorded
LOT in the Office of the Clerk of the County of Suffolk on November
005. 000 14 , 1952 in Liber 3435 at page 528 .
RESERVING, however , a legal life estate in the above—described
premises with the buildings and improvements thereon erected
in and to the parties of the first part.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
�y,�yyyr/ roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
