THIS DEED made on , 19 2 y anh between Allan B.
Mendelsohn, the duly court-appointed bankruptcy trustee for Dennis
Michael Blaikie,, as hereinafter mentioned, the Grantor; and Roy J.
Schoenhaar, of 330 Eastwood Drive, Cutchogue, New York 11935, the
Grantee;
WITNESSETH, that the Grantor, the Trustee appointed in a case which
is pending before the U.S. Bankruptcy Court for the Eastern
District of New York and therein assigned and bearing case number
890-80038-20 for the purpose of reorganizing the financial affairs
of Dennis Michael Blaikie and his bankruptcy estate pursuant to the
provisions of Chapter 11 of the U.S. Bankruptcy Code, 11 U.S.C.
Sections 101, et. sea. , of which the below referenced parcel of
real property constitutes one such asset, by authority of an Order
pursuant to 11 U.S.C. Section 363 which was issued by the United
States Bankruptcy Court for the Eastern District of New York on
�,.. , October 6, 1992 ; and in accordance with the subsequent bankruptcy
court order dated December 16, 1992 approving the auction sale to
Bb^rMF the Grantee, and in consideration of $665,000. 00 and other valuable
consideration paid by the Grantee, does hereby grant and convey
unto the Grantee:

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Arshamomogue, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the southerly side of Main Road said point being a distance of 451.74
feet measured in a westerly direction along the southerly side of Main Road from the intersection
formed by the westerly side of Dolphin Drive with the southerly side of Main Road, said point
also being where the northwesterly corner of land now or formerly of Reese intersects the
southerly side of Main Road;
RUNNING THENCE South 13 degrees 15 minutes 00 seconds East along land now or formerly
of Reese 625.0 feet to a point on the shore line of Peconic Bay;
RUNNING THENCE the following three tie-line courses and distances:
1. South 72 degrees 30 minutes 00 seconds West, 177.0 feet to a point;
2. North 13 degrees 00 minutes 00 seconds West, 117.0 feet to a point;
3. North 60 degrees 57 minutes 10 seconds West, 114.18 feet to a point on the easterly line
of land now or formerly of Goldsmith;
THENCE North 1 degree 20 minutes 30 seconds West along last mentioned land 468.0 feet to
a point on the southerly line of Main Road;
THENCE the following two courses and distances along the southerly side of Main Road:
1. South 89 degrees 52 minutes 00 seconds East 98.42 feet to a point;
2. North 69 degrees 07 minutes 20 seconds East 68.75 feet to the point or place of
BEGINNING.
TOGETHER-with a non-exclusive right of ingress and egress in, to and over the waters of the
Inlet Channel and Boat Basin to the Peconic Bay.
TOGETHER with a right of way over a right of way twenty (20) feet in width running along
part of the westerly boundary of premises above described to a point where the right of way runs
into the Boat Basin or Inlet Channel.
