Witnesseth,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
beinginthe Town of Southold , County of Suffolk and State of New York ,
known as Lots 86 and 87 on a certain map entitled , "Map of Revised
Map A Peconic Bay Estates , " filed in the Office of the Clerk of the
County of Suffolk on 5/19/33 as Map No . 1124 , said lots when taken

BIST . BEGINNING at a monument on the southerly side of Bayshore Road ,
1000 said point being distant 188 . 89 feet westerly from a point where
lands of the Town of Southold intersect with the southerly side
SECT . of Bayshore Road ; thence from said point of beginning south 10
05300 degrees 6 minutes 0 seconds east , 125 . 00 feet to a point at lands
now or formerly of Posillico Construction Company , Inc . ; thence,
BLOCK along said lands south 79 degrees 54 minutes 0 seconds west , 100
0400 feet to a monument ; thence north 10 degrees 6 minutes 0 seconds
west , 125 . 00 feet to a monument in the southerly side of Bayshore
LOT Road ; thence along the southerly side of Bayshore Road , north 79
0360 degrees 54 minutes 0 seconds east , 100 feet to a monument set in
the point or place of beginning .
Being and intended to be the same premises conveyed to the party
of the first part herein by deed recorded in Liber 9610 page 323 .
Together with all right,title and interest, if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in anyway whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
