WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in4heat Greenport, Town of Southold, County of Suffolk and
DIST: State of New York, known and designated as Lot No. 23 on a certain
1000 map entitled, "Subdivision Map of Cedarfields at Greenport" filed in
the Suffolk County Clerk' s Office on 6/27/90 as Map No. 8966, said lo;
being more particularly bounded and described as follows:
SECT: BEGINNING at a point on the southerly side of Cedarfields Drive distal
040.00 803. 67 feet as measured along the extreme easterly end of the arc of -
curve connecting the easterly side of Moore ' s Lane with the southerly
side of Cedarfields Drive;
BLK: RUNNING THENCE along the southerly side of Cedarfields Drive the
05.00 following two courses and distances : (1) North 58 degrees 15 minutes
00 seconds East 14. 17 feet; (2) Along an arc of a curve bearing to
the left, having a radius of 331. 17 feet a distance along said curve
LOT: of 61.69 feet to the division line of lots 24 and 23 on the above

THENCE along last mentioned division line, South 31 degrees 45 minute=
00 seconds East 270.72 feet to lands now or formerly of the Village
of Greenport;
THENCE along last mentioned land, South 58 degrees 15 minutes 00 secot
West 75.50 feet to the division line of lots 22 and 23 on the above
mentioned map;
THENCE along last mentioned division line, North 31 degrees 45 minute:
00 seconds West 265 feet to the southerly side of Cedarfields Drive;
the point or place of BEGINNING.
BEING and INTENDED to be part of the same premises conveyed to the
t party of the first part by deed dated 1/29/90 and recorded 2/13/90
9 in Liber 11016, pg. 215.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
�11�A AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
