WITNESSETH, Ihat the party of the first part, in consideration of ten ($10) dollars lawful money nf
the United States and other good and valuable consideration paid by the party of the second part,
does hereby grant and release unto the party of the second part, the distdbutaes or successors and

being a part of the land and premises owned by Sandy Beach Association of Greanport, New York,
and situate, lying and being in the Village of Greenport, in the County of Suffolk, and State of New
York, and which said property conveyed is more pa~cularly bounded and desodbed as follows:
BEGINNING at the northeasterly comer of the premises hereby conveyed on the northerly line of a
right of way hereinafter mentioned and defined, which line is also the southerly line of land of Herbert
Fordham, and al a stake set in said comer, which stake is distant one hundred and thirty-eight and
~ive tenths feet wesledy on a course of North 68~ 53' 20" West from a locust post set in the westerly
line of land of Inez Fordham, and running from said point of beginning westedy along the said
northerly line of said Hght of way North 68° 53' 20" West 53 feet to another stake in the northwesterly
comer of the lot herein described and the northeasterly comer of a lot of land conveyed or about 1o
be conveyed to one Moore; running thence southerly along the easterly line of said Moore's land on
a course of South 25° 6' 40' West 129.33 feet lo a point in the southerly line of land granted by the
People of the State of New York to Sandy Beach Association of Greenport, N,Y., Inc., and which
grant or patent is recorded in lhe Office of the Secretary of State of the State of New York and also
recorded in the Office of the Clerk of Suffolk County, N.Y., and which point is the sauthwestedy
comer of the premises herein described and the southeasterly corner of said Moore's land; running
Ihence in an easterly direction and along the southerly line of said grant or patent on a course of
South 660 23' 10~ East a distance of 52.89 feet to a paint on said patent-line distant 187.87 feet
westedy measured along the same from the southeasterly comer of said g~ant or patent, and being
the southeasterly comer of the lot herein described and the southwesterly corner of a lot of land
conveyed or about to be conveyed to George R. Stuart; running thence in a northerly direction and
along the westerly line of said Sluart's land and on a course of North 25° 6' 40" East 131.75 feet to
the northeasterly comer of the lot herein described and the northwesterly comer of said Stuart's lot
on the northerly line of said right of way at the point or place of BEGINNING.
SUBJECT, however, to easamerrts by way of right of way over and upon the
northerly 30 feet of the premises herein conveyed; and together with the easements by way of right
of way over other portions of the dght of way which embraces the northerly 30 feet of the premises
of Sandy Beach Association of Greenport, N.Y., Inc. between the lands of Inez Fordham on lbo east
thereof and the lands of Herbert Fordham on the west thereof.
Also, together wilh a right of way, in common with others, upon over and across a parcel of land
adjoining said last mentioned right of way on the north thereof, and wh~,h parcel of land is referred to
as parcel "C' in the interlocutory judgment of 1929 in the partition action in the County Court, Suffolk
County, entitled Archibald N. Young, plaintiff, against Nettle E. Hall and others, defendants, which
said last mentioned right of way extends north of Manhasset Avenue..

SAID above described premises being ~6 Sandy Beach Road, in the Town of
BEING the same premises as were heretofore transferred and deeded by Cornelius
C. Richard, Jr., which deed was recorded on June 19, 2007 In Liber of Deeds 12510 CP 179 in the
Office of the Suffolk Couhty Clerk.
TOGETHER with alt dght, rifle and interest, if any, of the paA'3/of the first part in and to any streets
and roads abutting the above described premises lo the center lines thereof;

TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time
of decedent's death in said premises, and also the estate therein, which the party of the first part had
or has power to convey or dispose of, whether individually, or by virtue of said will or otherwise,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that lhe party of the first part has not dena or suffered
anything whereby the said premises have been encumbered in any way whatever, except es
aforesaid,
AND the party of the first part, in compliance wilh Section 13 of the Lien Law, hereby covenants that
the pa~ty of the first part will receive the considerstion for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the pu~oose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any pad of the total of the same for any other purpose.
The word ~pady" shall be construed as if it read 'parties' whenever the sense of this indenture so
requires.
