AS JOINT TENANTS WITH RIGHTS OF SURVIVORSHIP

WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration

or successors and assigns of the party of the second part forever,
I-J ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
.lying and bean at Greenport, Town of Southold, County of Suffolk and State of
New York, known and designated as part of lots 29 and 30 and all of Lots 46'and-47
Or{j CD on a certain map entitled, "Map of Sterling Manor", filed June 18, 1873 in Suffolk
County Clerk's Office as Map #53 and being more fully described as follows:
d� 'uV BEGINNING at a point on the northerly side of Monsell Place distant 84.82 feet
(J easterly from the corner formed by the intersection of the easterly side of
Sterling Place with the northerly side of Monsell Place, as measured along same;
RUNNING THENCE from said point of beginning north 17 degrees 32 minutes 40 seconds
west along the division line between Lot 45 and Lot 46 and along part of the
division line between Lot 28 and 29 on said filed map for a distance of 127 feet
to land now or formerly of Jess Lewis Owen;
THENCE north 73 degrees 06 minutes 40 seconds east through Lots 29 and 30 and along
land now or formerly of Jess Lewis Owen for a distance of 84.85 feet to land now
or formerly of George G. Moll;
THENCE south 17 degrees 32 minutes 50 seconds east along land now or formerly of
George G. Moll and part of the division line between Lot 30 and Lot 31 and all of
the division line between Lots 47 and 48 for a distance of 126 feet to the north
side of Monsell Place;
TMT(r, south 72 degrees 26 minutes 10 seconds west along the northerly side of
Monsell Place for a distance of 84.85 feet to the point or place of BEGINNING.
SAID premises also being known as part of Lots 9 and 10 on map of Greenport
Village, The Beebe Estate, files 8/10/1838 as Map No. 9. GRANTOR is the same perso:
as Grantee in Deed dated 11/19/86, recorded on 3/2/87 in liber 10529 page 442.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any, streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have.been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a'trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
