improvements thereon erected, situate, lying and being at Southoid, in the Town
of Southold, County of Suffolk and State of New York, more particularly bounded
and described as follows:
BEGINNING at a point on the easterly line of Birch Road at the northwestely
comer of land now or formerly of Gaughran and the southwesterly comer of the
premises herein described (which point is South 42 degrees 10 minutes 20
seconds East a distance of 135.20 feet from a point marked by a concrete
monument set at the intersection of the easterly line of Birch Road with the
