Executor of the Last Will and Testament of ELISABETH J. TODD, late of the State
of Maryland, County of Baltimore who died on the 12' day of November in the year Two
Thousand and Four, as to her 1/8' interest, party of the first part, and
JAMES P, O'MEARA AS TRUSTEE OF THE ELISABETH J. TODD TRUST, with
an address of cdo Rollins, Smalkin, Richards & Mackie, L.L.C., 401 North Charles Street,
Baltimore, Maryland 21201-4405, party of the second part,
WITNESSETH, that the party of the first part, to whom Ancillary Letters Testamentary
were issued by the Surrogate's Court, Suffolk County, State of New York on August 14,
2006 under File No. 1239P2006, and by virtue of the power and authority given in and by
said Last Will and Testament, and/or by Article 11 of Estates, Powers and Trusts Law,
and in consideration often and 00/100 ($10.00) Dollars, paid by the patty of the second
part and pursuant to the terms of said Last Will and Testament, does hereby grant and
release unto the party of the second part, the distfibutees or successors and assigns of the
party of the second part forever,
ALL that certain plot, piece or parcel of land, with buildings and improvements thereon
erected, situate, lying and being:

BEING AND INTF_aNDED TO BE the same premises conveyed to Elisabeth J. Todd by
deed from Helen S. Joost dated January 9_1, 1963 recorded in the Suffolk County Clerk's
Office on January 25, 1963 in Liber 5299 page 103.
PREMISES KNOWN as 1925 North Sea Drive, Southold, New York
Suffolk County Tax Map: District 1000 Section 054.00 Block 04,00 Lot 020.000
TOGETHER with all right, tide and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances, and also all the estate which the said decedent had
at the time of decedent's death in said premises, and also the estate therein, which the
party of the first pan has or has power to convey or dispose of, whether individually, or
by virtue of said will of otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second
tort, the distributees or successors and assigns of the party of the second part forever.
kND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever,
~except as aforesaid. Subject to the trust fund provisions of section thirteen of the Lien
Law. The word "party' shall be construed as if it read "parties' whenever the sense of
this indenture so requires.

RUNNING THENCE South 39 degrees 24 minutes 00 seconds west along said

Sea Drive with the easterly side of Kermey's Road;
