All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at East Marion, Town of Southold, County of Suffolk
and Stale of New York, shown as lot nos. 154 and 155 and apart of lot no. 153 on a
certain map entitled "Map of Section Two, Gardiner's Bay Estates", which map was filed
in Suffolk County Clerk's Office on September 23, 1927, under the number 275; said lots
and part of lot when taken together being more particularly bounded and described as

BEGINGING at a point on the northwesterly side of Beach Court (Private) at the
