THIS INDENTURE, made the 19~ day of September, Two Thousand Eleven

Lands End Road, Orient, New York 11957, and EDWARD E. AUTHIER and ROSEMARIE R.
AUTHIER, husband and wife, residing at 1115 NW Inneswood Drive, Issaquah, Washington

party of the first part, and
EILEEN F. MCGOUGH, residing at Orchard Street, Orient, New York 11957,
party of the second pa_et,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second pan, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land~ with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, known and designated as Lot No. 30 on a certain map entitled, "Map of Land's End at
Orient Point," and filed in the Office of the Clerk of the County of Suffolk on May 3, 1973 as
Map No. 5909, being bounded and described as follows
BEGINNING at a point on the easterly side of Lands End Road distant 179.00 feet southerly
from the extreme southerly end of a curve connecting the southerly side of Latham Lane with the
easterly side of Lands End Road;
RUNNING THENCE South 88 degrees 57 minutes 40 seconds East, 200.00 feet;
THENCE South I degree 02 minutes 20 seconds West, 200.00 feet;
THENCE North 88 degrees 57 minutes 40 seconds West, 200.00 feet to the easterly side of
Lands End Road;
THENCE North 1 degree 02 minutes 20 seconds East along the easterly side of Lands End Road
a distance of 200.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated December 28, 2010, and recorded February 10, 2011, in the Off.me of the Suffolk
County Clerk in Libor 12650, Page 928.
TOGETHER with all right, title and interest, if any, of the party of the first pan in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
pan, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first pan has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a mast fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of~he same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
