BEGINNING at the northeasterly corner of the premises hereby conveyed

of Rayner 120. 62 feet, to a point in the southerly line of land
granted by the People of the State of New York to the Sandy Beach
Association of Greenport, New York, Inc. ; which grant or patent
is recorded in the Office of the Secretary of State of New York,
and, dlso recorded in the Suffolk County Clerk' s Office, New York,
and which point is the southwesterly corner of the premises herein
described; RUNNING THENCE easterly and along the southerly line
Of said grant or patent on a course of South 66 degrees 23 minutes
10 seconds east 40 feet to the westerly line of land now or formerly
of Arnott; RUNNING THENCE along said land North 25 degrees 06 minutes
40 seconds east 122. 35 feet to the northerly line of said Right
of Way at the point or place of BEGINNING.
The above mentioned courses where recited being according to the
true North meridian.
Subject,, however, to easements by way of right of way over and
upon the most northerly -30 feet of the premises hereby conveyed

ALL that_ Certain plot, piece or parcel of land situate, lying and
being at Sandy Beach, Incorporated Village of Greenport, Town of Southolc
County of Suffolk and State of New York, bounded and described as
follows: BEGINNING at a point on the northerly line of a certain
right of way which point is the northwesterly .corner of other lands
of Kathryn T. Bird; RUNNING THENCE northerly in the projection northerly
of the westerly' line%of other lands of Kathryn T. Bird, 100 feet;
THENCE easterly and at right angles to the last mentioned line 40
feet; THENCE southerly along the projection northerly of the easterly
line of other lands of Kathryn T. Bird, 10.0 feet to the northerly
line of the aforesaid right of way; THENCE westerly along the northerly
dine of said right of way 40 feet to the point or place of beginning. -
The aforesaid parcel of land, hereinabove described, and herein conveyed,
is hereby. 'divided into three parallel strips, said strips being respec-
tively 20 feet in width, from North to South, 50 feet in width, from
North to South and 30 feet in width from North to South, the aforesaid
20 foot strip being immediately adjacent to said right of way, the
50 foot strip being immediately adjacent to and lying to the North
of the 20 foot strip and said 30 foot strip being immediately adjacent
to and lying to the North of said 50 foot strip,
hereinafter designated respectively as strips 1, 2aid andstri3, andbwhich
are conveyed subject to the following:
STRIP 17 adjacent to the aforesaid right of way is conveyed subject to a
street dedication to the Village of Greenport recorded in Liber 2430 cp
