Dear Members of the Board of Trustees;
We are looking to purchase a home or land on which to build a single family home in Greenport,
NY. During our search, we were shown a property at 62445 North Road (Route 48), Greenport,
New York 11944 which contains a Sound-front beach cottage from the 1880's with original
cedar post covered waterside porch and deck. This cottage is over 120 years old and stands firm
on the top of the bluffs at this property. Other than the cottage, the rest of the property does not
have a livable structure. We have attached a survey of the property.
As we are considering putting in an offer for the property we would like to know if it is possible
to place a glass and screen structure within the existing porch to enclose it to the elements. We
will not change the exterior structure of the cedar posts, as the rustic charm is what we appreciate
about it. While the structure has no historical restriction, we intend to keep and restore it.
We ask permission from the Board of Trustees to inspect the cottage on the property at 62445
North Road (Route 48), Greenport, New York 11944 on September 9, 2009 and assess the
possibility of putting in a glass and screen structure. In addition, we will repair the floor boards,
deck, and staircase of the cottage in their current location, and secure any work necessary on the
foundation. We are very taken with the sweeping views of the Sound and original, rustic cottage
and plan to maintain it as such with the modifications stated. We intend to use the cottage as we
plan and build a house on the property 100 feet from the top of the bank to conform within the
town's zoning for this site.
The owner of the property has provided a letter to give access to the Trustees to enter the
property for the inspection on September 9, 2009. Letter enclosed. In addition, we have
enclosed a check for $50 to the Town of Southold to conduct the inspection.
Mary Ann Bollman, a Broker from Brown Harris Stevens will be on site to meet with the
Trustees. We are available via telephone to answer or discuss any aspects of our request with the
Trustees while they are on site.
