MOLL, residing at 216 Monsell Place, Greenport, New York 11944 , - i party of the first part, and BEVERLY A. BROWN, residing at 19 Perry Street, New York, N. Y_ 10014 party of the second part, Witnesseth,that the party of the first part,in consideration of Ten Dollars and othervaluable consideration paid by the parry of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and beingktuket at Greenport, Town of Southold, County of Suffolk and State - DIST. of New York, known and designated as part of Lot 48 , part of Lot 49 1001 and part of Lot 50 on a certain map entitled, "Map of Sterling Manor, Greenport, Property of John A. Monsell and filed in the Office of SECT. the Clerk of the County of Suffolk on June 18 , 1873 as Map No. 53 002.00 and being more particularly bounded and described as follows : BLOCK BEGINNING at a point on the northerly side of Monsell Place distant 02'00 165 feet westerly from the corner formed by the intersection of the westerly side of Atlantic Avenue with the northerly side of Monsell LOT Place, as measured along same ; running thence south 72 degrees 26 minutes 20 seconds west along the northerly side of Monsell Place :�,o5 OQ for a distance of 91. 48 feet to the division between Lot 47 and Lot 48 ; thence north 17 degrees 32 minutes 50 seconds west along said division line '.for a distance of 99 .18 feet; thence north 72 degrees DATE 5-7-2028 minutes 10 seconds east through lots 48 , 49 and 50 for a distance of 91. 52 feet; thence south 17 degrees 32 minutes 20 seconds east through lot 50 for a distance of 99 . 13 feet to the northerly side of Monsell Place, the point or place of beginning. C 'Being and intended to be a part of the same premises conveyed to the party of the first part herein by deed recorded in Liber 10330 cp. 494 . neNu NEW 111 Together with all right,title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; Together with the appurtenances and all the estate and rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the parry of the second part,the heirs or successors and assigns of the party of the second partforever. And the party of the first part covenants that the parry of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever,except as aforesaid. And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part will receive the consideration forthis conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
