The ~nformation on this set of consflaction documents is to relate basic design intent and flaming details. They are intended as a construction aid, not a substitute for generatiy accepted goud building prance and compliance with current New York state building codes. The general contractor is responsibts for providing standard construction detads and procedures to ensure a professionally flnisbed, structurally sound, and westbe~proof completed product. 2. General Contractor to coordinate all sub contractors, scheduling of work, and interaction between trades. 3. The general contractor is responsible for ensedng that all work and construction meets or exceeds current federal, state, and local codes, ordinances and regulations, etc. These codes are to be considered as par of the specifications for this building and should be adhered to even if they are in vanance with tl~ plan. 4. Dimensions shall take precedent over scale drawings (do not scale drawings). 5. The designer has not been engaged for construction supervision and assumes no responsibility tar construction coordinating with these plans, nor responsibility for construction means, methods, techniques, sequences, or procedures, or tar safety precautions and programs in connection with the work. There are no warranties for a specific use expressed or implied in the use of these plans. 6. General contractor is to ensure that masonry and prefabricated fireplace construction meets or exceeds all manufacturer's specifications and applicable codes. 10. Provide hardwired smoke detectars, with battery backup, on all floors and in each bedroom, verify with local code requirements as per Section R317, New York State Residential Construction Code. Install carbon monoxide detactam as per code. GENERAL FOUNDATION NOTES 1. General contractor to review plans, elevations, and details to determine intended heights of finished floor(s) above typical grade. 2. All footings to rest on undisturbed soil. 3. provide %" expansion joint material between all concrete slabs and abutting concrefo or masonry walls occuning in exteedr or unheated interior areas. 4. Conoreta on 4" sand or gravel ifil minimum, wi~ 6x6 - 10/10 wire mesh reinforcing. Jntarior slabs to be placed on 6 mil. stabilized polyethylene vapor banfor. 6. General contractor to instal[ cop-r-tax (or copper) sheet metal termite shields between stl wood su~aces that are exposed to concrete or masonry surfaces. 7. Dampproof exterior of foundation with a bituminous coating as per code and soil conditions. GENERAL FLOOR PLAN NOTES 1. Dimensions shstl take precedent over scale drawings (do not scale drawings). 2. All intador walls to be covered with %" gypsum board with metal comer reinfomlng. Tape. float, and sand (3 coats). S. Walls common to garage and house to have a layer of 5/8", tire rated gypsum board at garage side with 5'-0" return on adjacent wails and ceiling. Manufactured lumber requires 2 layers of 5/8", fire rated gypsum board. 4. All bath and toilet area walls and ceilings adjacent to v~t areas to have water resistant gypsum board, or wall tire set on wondethoard or equal. THESE NOTES ARE GENERAL CONSTRUCITON NOTES. TREY ARE NOT SPECrFICALLY WRITTEN FOR THIS PLAN. THEY ARE TO BE CONSIDERED AS GENERAL GUIDELINES ONLY AND SHOULD BE DISCUSSED WITH YOUR GENERAL CONTRACTOR BEFORE CONSTRUCTION BEGINS. GENERAL FRAMING NOTES 1. All walls, 2x4 and 2x6, to be stud grade or better 16" ofc. All other flaming mataital to be #2 douglas fir or better. 2. Finished material to be applied over subfloor. Glue and screw plywood decking to floor joists. 6. All window and door headers to be minimum (2} 2xl 0 unless otherwise specified. All flush beam and joist intersections to have galvanized hangers. 10. A typical structure that is designed as a "Partially Enclosed Building" shall have exteitor walls and roof to be sheathed ~ ~" extedor grade plyw~sd or ~" OSB plywood, group 1, APA rated. Plywood to span over all plates and headem. 11, Provide insulation baffles at eave vents between rafters. 12. Extedor flashing to be correctly installed at all connections between roofs, wails. chimneys, projections, and penetrations as required by approved consta~ion practices. t3. Plumbing subcontractor to be responsible for adhering to all applicable code and safety requirements. 2. If wall plates or joists are cut dudng the installation of plumbing fixtures or equipment provide bracing to fie framing back together. GENERAL HVAC SYSTEM NOTES 1. Mechanical subcontractor is responsible for adhering to all applicable codes and safety requirements. 2. HVAC subcontractor to folly coordinate all system data and requirements ~ the equipment supplier. 3. HVAC subcontractor to provide final system layout drawing and submit it to general contractor, owner, and equipment supplier for final review and approval.
