ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situ- ate, lying and being in the Incorporated Village of Greenport, Town of Southold, County of Suffolk, and State of New York, known and designated as part of lot nos. 37 and 38, as shown on a certain map entitled, "Map of Sterling Manor, Property of John A. Mansell" and filed in the Office of the Clerk of the County of Suffolk on June 18, 1873, as Map No. 53, which said part of lots are bounded and described as follows:— BEGINNING at a pipe set on the northerly line of Monsell Place, which marks the intersection of the easterly line of land of Townsend; with the northerly line of Monsell Place, said point being 124.28 feet in an easterly direction from the easterly line of Main Street; running thence North 17 degrees 21 minutes 20 seconds West, 73.58 feet to land of King; thence along land of King, North 73 degrees 47 minutes East 35 feet to land now or formerly of Mac Donald; thence along said last mentioned land, South 17 degrees 21 minutes 20 seconds East, 72.77 feet to the northerly line of Monsell Place; DIST. thence alqng the northerly line of Monsell Place South 72 degrees 26 minutes 1001 40 seconds West, 35 feet to the point or place of BEGINNING. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such con- sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will 9 apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party"shall be construed as if it read "parties'whenever the sense of this indenture so requires.
