This Deed, made this day of July, 1999, between STEVEN DeFRIEST aka STEPHAN DeFRIEST,WILLIAM
DROSKOSKI, by HOWARD PACHMAN, Referee, residing at Commack, New York, in the foreclosure action
hereinafter mentioned, party of the first part, and CLEMENT J. CHARNEWS, Route 48, Southold, New York
party of the second part,
WITNESSETH, that the party of the first part, being the Referee appointed in an action between CLEMENT J.
CHARNEWS, plaintiff(s), and STEVEN DeFRIEST aka STEPHAN DeFRIEST, WILLIAM DROSKOSKI,
defendant(s), foreclosing a mortgage recorded in the Suffolk County Clerk's Office in Liber 18726 of Mortgages
at Page 513, on the 4th day of November, 1993, and in pursuance of a Judgment entered at IAS Term of the
Supreme Court under Index Number 96-02823, on the 30th day of March, 1999, and in consideration of the sum
of Two Hundred Sixty One Thousand Seven Hundred Eighty Seven and 51/00 Dollars($261,787.51)),paid by the
party of the second part, being the highest sum bid at the sale under such Judgment, does hereby grant and convey
unto the party of the second part, CLEMENT J. CHARNEWS and assigns, the premises described in Schedule A
attached hereto and made a part hereof.
SUBJECT to all unpaid taxes, assessments and water rates which are now a lien on the premises.
TO HAVE AND TO HOLD the premises described in Schedule A and hereby conveyed unto the said party of
the second part, CLEMENT J. CHARNEWS and assigns, forever.
IN WITNESS WHEREOF, the said party of the first part has thereunto set his hand the day and year first above
written.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Village
and Town of Southold, County of Suffolk and State of New York and being more fully
described as follows:
BEGINNING at a point on the easterly side of North Road, C.R. 48 (also known as
Middle Road) where same is intersected by land now or formerly of Pudge Corp.; said
point also lying approximately 1162.7 feet southerly from the westerly most end of a
line connecting the westerly side of Tucker Lane with the easterly side of North Road
as measured by the easterly side of North Road;
THENCE South 34 degrees 40 minutes 30 seconds East along land now or formerly of
Pudge Corp., 821.75 feet to land now or formerly of David Mudd;
THENCE South 33 degrees 19 minutes 40 seconds West along land now or formerly of
Mudd, 373.60 feet to land now or formerly of Raymond Jay Aksein;
THENCE North 44 degrees 48 minutes 50 seconds West along land now or formerly of
Aksein, 751.56 feet to the easterly side of North Road;
THENCE North 33 degrees 39 minutes 10 seconds East, 520.79 feet along the easterly
side of North Road to the point or place of BEGINNING.
The policy to be issued under this report will insure the title to such buildings and
OR improvements erected on the premises which by law constitute real property.
