WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Greenport, Town of Southold, County of Suffolk and
State of New York known and designated as lot 73 on a certain trap entitled "Map
of Commissioners Sale of Wiggins Estates" and filed in the Office of the Clerk of' the
County of Suffolk as Map Number 250 being more particularly bounded and described
as follows: BIIGINNING at a point on the easterly side of Fifth Street where the
same is intersected by the division line between lots 72 and 73 on the aforesaid
map; said point or place, of beginning being also distant- 100.41 feet southerly as
measured along the easterly side of Fifth Street from the corner formed by the
intersection of the southerly side of Flint Street with the easterly side of Fifth
Street; RUNNING THENCE from said point or place of beginning along the division
line between lots 72 and 73, south 82 degrees 46 minutes 10 seconds east 166.03
feet to the division line between lots 73 and 35; THENCE along said last mentioned
division line south 7 degrees 17 minutes 45 seconds west 50.26 feet to the
division line between lots 73 and 74; THENCE along said last mentioned division
line north 82 degrees 45 minutes 10 seconds west 166.03 feet to the easterly
side of Fifth Street and; THENCE along the easterly side of Fifth Street north
7 degrees 18 minutes 0 seconds east 50.21 feet to the point or place of BEGINNING
The premises being conveyed are not subject to the lien of a pre-existing credit
line mortgage.

HOLD the premises herein granted unto the party of the second pan, the heirs or successors and assigns of

the same first to the payment of the cost of the improvement before using any part of the total of the same for

The word "party' shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
