SCHEDULE A
ALL that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being and
known as part of Lot No. 16 on a map entitled, "Map of Fordham
Acres, Section 1 at Greenport, Town of Southold, Suffolk County,
New York" surveyed November 6, 1961 , by Otto W. Van Tuyl and Son,
L.L.S. , and filed in the Office of the Clerk of the County of
Suffolk on the 7th day of March 1962 as Map No. 3519, said portion
of Lot No. 16, being bounded and described as follows:
BEGINNING at a point on the easterly side of Gull Pond Lane where
the northerly line of Lot No. 16 intersects said Gull Pond Lane;
from said point of beginning.
RUNNING THENCE north 60 degrees 00 minutes east, 245.70 feet along
said northerly line of Lot No. 16 to a bulkhead;
THENCE along said bulkhead south 45 degrees 14 minutes 30 seconds
east 103.65 feet to the northerly line of Lot #4;
THENCE along the northerly line of Lot #4, south 60 degrees 00
minutes west, 287.00 feet to the easterly line of Gull Pond Lane;
THENCE along said easterly line of Gull Pond Lane North 22 degrees
00 minutes west, 100.98 feet to the point or place of BEGINNING.
-TOGETHER with an easement set forth in Agreement dated 3/22/74,
recorded 4/25/74 in Liber 7626 cp 460, granting riparian rights
in, to and over the Canal and Gull Pond.
TOGETHER with all right title and interest, if any, to the land
lying east of the subject premises lying in the bed of the canal.
The conveyance hereunder is subject to a certain mortgage executed
by Robert Halper and Leslie Halper as Mortgagor to Southold
Savings Bank as Mortgagee, which mortgage is dated October 14,
1987 and was recorded on October 29, 1987 in the Office of the
Clerk of Suffolk County in Liber 13493 of Mortgages at page 498
and that the Grantee assumes and covenants to pay such mortgage
debt and interest as part of the consideration for this
conveyance.
Being and intended to be the same premises conveyed to: Robert
Halper & Leslie Halper by deed dated 10/5/87 recorded 12/29/87 in
Liber 10457 cp 54.
