WrrNESSET H,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,.
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lyingand being inthe Village of Greenport, Town of Southold, County of
Suffolk, and State of New York, bounded and described as follows :
BEGINNING at a point on the northerly side of North Street, distant
easterly 62. 00 feet when measured along the northerly side of North
Street from the corner formed by the intersection of the said north—
erly side of North Street with the easterly side of Second Street;
RUNNING THENCE North 06 degrees 47 minutes 30 seconds West and along
land now or formerly of Gaffga, 105 . 91 feet to land now or formerly
of Pyne;
THENCE easterly, northerly and again easterly along last mentioned
land, the following three (3) courses and distances : (1) North 84
degrees 22 minutes 20 seconds East 6 . 0 feet; (2) North 06 degrees
47 minutes 30 seconds West 5 . 0 feet to a monument; (3) North 84
degrees 22 minutes 20 seconds East 32. 16 feet to a monument and land
now or formerly of Grilli;
DISTRICT THENCE South 06 degrees 47 minutes 40 seconds East along last men-

002.00 THENCE South 83 degrees 14 minutes 50 seconds West along the northerly
BLOCK side of North Street, 38 . 16 feet to the point or place of BEGINNING.
06. 00 BEING AND INTENDED TO BE the same premises conveyed to the party of
LOT the first part by deed from Daniel P. Ship and Rebecca W. Ship, his
wife, dated January 10 , 1979, and recorded in the Suffolk County
027 . 000 Clerk' s Office on January 16, 1979 , in Liber 8567 page 597.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The wvord "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
