The Board has found the application to be incomplete and is requiring the following to be submitted prior to accepting the application for review: 1. Provide proof that the over-all parcel meets the Town Code for Lot Recognition pursuant to §280-9. 2. Please clarify how many existing lots currently use the right-of-way. 3. Please submit a Yield Plan pursuant to §240-10 B or clearly demonstrate that the proposed subdivision meets the yield requirements in a table that clearly shows the area of each proposed lot, and subtracts the "unbuildable lands" from them (including Development Rights Sold Land and rights-of-way). 4. IV: Analysis This 17.5 acre parcel has 12 acres of preserved farmland through a sale of development rights to Suffolk County. Two separate areas were left out as reserve areas with development rights intact. This parcel consists largely of cleared open farmland and contains four barns and one garage. The applicant is proposing a Standard Subdivision to create two lots that coincide with the boundary lines created by the sale of development rights.
