thereon erected, situate, lying and being in the Town of Southold, County of Suffolk, and
State of New York, bounded and described as follows:
"BEGINNING at a point on the Southerly line of Main Road at the Northeasterly comer
of land of Catapano, said point being 236.95 feet Easterly along said line from the
Easterly line of South Harbor Road;
RUNNING THENCE along said Southerly line of Main Road, the following two courses
and distances:
(I) North 75 degrees 16 minutes 40 seconds East, 293.63 feet;
(2) North 76 degrees 48 minutes 50 seconds East 536.43 feet to land now or
formerly of Newbold;
