LOUIS F. WILLIAMS, residing ~t 1210 Arshamomaque Avenue, Southold, New York 11971, party
of the second part,
Wimesseth, that the parties of the first part in consideration of ONE AND NO/100 DOLLAR ($1.00)
lawful money of the Uaited States, and other good and valuable consideration paid by the parties of the
second part, does hereby grant and release unto the parties of the second part, their heirs, successors
and assigns forever,
ALL THAT certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk and State of New York, shown
aad designated on a certain map entitled, "Map of Beixedon Estates, Town of Southold, Suffolk
County, New York, Property of Grace R. Nicktes formerly Grace Rogers DeBeixedon, made by Otto
W. Van Tuyl, Licensed Surveyor", and filed in the Suffolk County Clerk's Office on March 16, t946,
as Map Number 1472 and by lot number 5, block 5, on said map, said lot being bounded and described
as follows:
BEGINNING at a point on the westerly side of Arshamomaque Avenue distant 117.75 feet southerly
from the comer formed by the intersection &the southerly side of Orchard Road with the westerly side
of Arshamomaque Avenue; running thence along the westerly side of Arshamomaque Avenue South
6' 22' 22" East 96.47 feet; thence South 67' 45' West 139.17 feet; thence North 26' 13' West ! 11.25
feet; thence North 73' 44' 50" East 174.22 feet to the westerly side of Arshamomaque Avenue and the
point or place of BEOINNING.
Subject to any and all easements, covenants, conditions and restrictions of record, if any, affecting the
above described premises.
Being the same premises conveyed from N. Charles DeLuca and Sylvia DeLuca, his wife, to the party
.&the first part by Deed dated June 29, 1998 and recorded in the Suffolk County Clerk's Office on July
16, 1998 in Liber 11905 cp 191.
The party of the second part is the same person as one of the parties of the first part.
THE SAID Catherine N. Williams also conveys to Louis F. Williams her right of possession and/or
dower in and lo the subject property. -
Together ~vith the appurtenances and all the estate and fights of the parties of the first part in and to
said premises.
To have and to hold, the premises herein granted urao the party of the second part, their heirs and
an,signs forever.
And the parties of the fir~c part covenants as follows;
First, that the parties of the second part shall quietly enjoy the ~aid premises.
Second, that the parties of the flint par~ will forever warrant the title to said premises.
Third, that in compliance with Section 13 of the Lien Law, the parties of the first part will receive the
consideration for this conveyance and will hold the fight to receive such consideration as a wast fund
to be applied first for the purpose of paying the cost of the improvement before using any part of the
Iotal of the same for any other purpose, .
