the party of the second part, does hereby grant and release unto the party of the second part,the heirs or successors

All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,situate,lying and

Sec. 043.00 of New York, known and designated as Lot No. 16 on a certain map of Sterling
3iock 04.07 Homes prepared by Otto W. Van Tuyi & Sons, Land Surveyors at Greenport, New York
Lot 016.000 and filed with the Suffolk County Clerk at Riverhead New York, on August 25, 1966
as Map No. 4709, being more particularly bounded and described according to said
map as follows:
Beginning at a point on the Easterly side of Landing Lane distant 83.65 feet
Northerly from the corner formed by the intersection of the Easterly side of
Landing Lane with the Northerly side of Beach Road, said point of beginning also
being the division line of Lot No. 16 and Lot No. 17 on the above described map;
Running thence Northerly along the Easterly side of Landing Lane North 02 degrees
55 minutes 00 seconds East 110.00 feet;
Running South 87 degrees 05 minutes 00 seconds East 115.00 feet;
Thence South 02 degrees 55 minutes 00 seconds West 110.00 feet;
Thence North 87 degrees 05 minutes 00 seconds West 115.00 feet to the Easterly
side of Landing Lane the point or place of beginning. `
Said premises are known as and by street number 525 Landing Lane, Greenport,
New York 11944.
Being, and intended to be, the same premises conveyed to Harold J. Ash and Ruth F.
Ash, his wife, the party of the first part herein, by Deed made by Alfred D.
Timmins, Jr. as Executor of the Last Will and Testament of Louise M. Timmins,
deceased dated August 4, 1986, recorded in the Suffolk County Clerk's office on
August 29, 1986 in Liber 10112 of Conveyances at page 476.
Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to he applied first for the purpose of paying the cost of the improvement and will apply the same first to the pay-
ment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
