Commencing at a point on the northerly side of Hummel Avenue at the southwesterly comer of land late of
Barbara Ullerich and running thence westerly along the northerly side of Hummel Avenue a distance of 75
feet; thence running northerly and at fight angles to Hummel Avenue a distance of 200 feet, mom or less, to
land of James M. (Jmttan; thence running easterly along the southerly side of land of James M. Grattan 75
feet to land late of Barbara Ullexich; thence southcrly along land late of Bo_rbara Ullerich a distance of 200
feet more or less, to the point or plac~ of BEGINNINg'.
BEING AND INTENDED TO BE THE SAME PREMISES conveyed to Alfred C. Falkowski and
Grace M. Falkowskl, now both deceased, by deed dated December 19, 1964 which deed has been
recorded in the Office of the Clerk of the County of Suffolk off December 21, 1964 in Liber 5673
page 552.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof, TOGETHER with the
appurtenances, and also all the estate which the said decedent had at the time of the deecdent's death in said
premises, and also the estate therein, which the pm'ty of the first part has or has power to convey or dispose
of. whegter individual, or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.

where, by the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section ! 3 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of'the improvement, and
will apply the same first to the payment of the cost &the improvement befor~ using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
s~nse of this indentur= so requires.
