BLACK BEGINNING at a point on the easterly line of a Private Road, distant 234.01 feet
01.00 northwesterly and northerly when measured along the northeasterly and easterly side
of the Private Road, from the corner formed by the intersection of the easterly side
LOT of said Private Road, with the southerly side of a Private Road;
004.001 RUNNING THENCE North 19 degrees 05 minutes 20 seconds West along the easterly side
of the Private Road, 87.67 feet to the corner formed by the intersection of said
easterly side of the Private Road, with the southerly side of a Private Road;
THENCE North 61 degrees 35 minutes 00 seconds East along the southerly side of the
Private Road, 124.52 feet to land now or formerly of Tisdale;
THENCE South 42 degrees 00 minutes 40 seconds East along last mentioned land, 77.83
feet to other land now or formerly of F.P. Melly;
THENCE South 57 degrees 37 minutes 50 s7conds West along last mentioned land, 157.41
feet to the point or place of BEGINNING.
TOGETHER with a Non-Exclusive Easement over said Private Road, to and from the above
premises to Sound View Avenue.
TOGETHER with the privilege of using said Long Island Sound Beach for bathing, launch-
ing, and landing of boats, and incidental activities to the extent to which said priv-
ilege was granted by Martha Larsen in deed to Arnold Larsen and Alice B. Larsen dated
March 15, 1954 and recorded in the Suffolk County Clerk's Office on April 30, 1954
in Liber 3686 of Deeds, Page 271, in common with others.

herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
